Quote for annex refurbished seems bonkers.

I have just had a quote for this at 10k, without bathroom/kitchen fittings.

It is to tile the floor in limestone ( we provide the tiles) Floor is 14 x 13 feet.

Rip out and replace like for like bathroom.

Add sliding door to the bathroom.

Soundproof a 14 foot wall.

Electrics (which is just putting sockets into the soundproofing wall in the same place they were before)

Plumb in kitchen sink. Add plumbing for a dishwasher and washing machine

We are having an unfitted kitchen and freestanding cooker so nothing there.

Am I deluding myself that it should be cheaper than this?!

I am struggling to get other quotes, and I have a deadline so it is getting a bit stressful!

The prices builders are coming out with nowadays is day light robbery. 10k for that work is taking the mick.

Have you tried separate people or a building company?

Our bathroom was 3k new fittings slight pluming adjustment and all tiles and work for that

Sort the job into parts - and try individual trades

Mm doesnt sound too mad to me. Especially if you are in an area of high labour coats. Sorry! There is structural work, joinery, electrics, plumbing etc.

FOR example our builder ripped out the bathroom and set all the pluming up for a plumber to check and do the final installation
Electrician came a took out fittings and made safe until he returned for second fitting
Tiler came
Plumber and electrician returned
Etc

We paid 4k labour for a complete bathroom refit (ex sanitaryware/tiles/etc) 5 years ago in SE.

Tiling a limestone floor sounds nothibg-y but it will need levelling/ screeding for large limestone tiles unless similar are already down.

Doesn't surprise me. I had a quote of £12.5k to redo my tiny ensuite shower room earlier this year. Actual cost was more like £4k.

We are in the South West. The builder has just moved from London to our rural idyll! My suspicion is he is charging London prices still. He also quoted me 6 k to terrace a strip of garden 6 foot by 60 foot.

The floor is concrete, but I expect needs screeding.

@hooliodancer my DH is a QS and just did a quick price for you, he said 8.5 tops he said really 7.5-8.
He did say though that there are others things to consider like parking restrictions where to store materials access.

Like another poster said it's worth considering about availability of the other trades.
I think if I needed something done quickly I'd be tempted to take the price.

I agree with others break the jobs down and get smaller individual quotes

He can't charge London prices "in the sticks" there's a decorator round here tried there, he know spend half the week in his van delivering for yodel or similar - too greedy!

The guy has been used to Kensington people, he came down here to work on his multi millionaire boss's holiday home and fell in love with the place.

He is living in a caravan, where does all his money go I wonder?

And also we have no parking restrictions. It is very rural but 5 mins from his caravan.

Everything is so bloody expensive in this project. We are doing the house as well, staggering the work. We did most of the house already and went 10k over budget. Now just need to do the kitchen and a wood burning stove. Hoping we can come in at 23k for both those.

And it is so stressful...
