Unfurnished rental property

Would you expect or want a washing machine and fridge freezer in an unfurnished rental property. Personally, I prefer to choose my own white goods so I can have the features that I want, and the capacity that suits my household, but I wondered what others think?

I'd prefer my own but it can be a real bonus for those starting out.

I’d expect white goods and would find it an absolute pain to have to think about buying and moving them. Why not ask a local EA what is normal for your area? I’m in London and I’ve never heard of a rental without white goods here.

I'd prefer to be asked which is best for me. In one place, the landlord didn't supply a fridge freezer so I bought my own. He gave notice (selling) and the new place had one that the landlord refused to remove, so I sold mine at a massive loss.

I would expect white goods, but when they haven't been included (we move a lot) it has never actually cost us anything much to get and install them. Someone is always trying to get rid of a fridge freezer and washing machine on gumtree for next to nothing, when it is time to move again you sell them on.

I think we have always made a profit on white goods, generally you can get for free or very very cheap if prepared to collect, and then sell for much more than travel cost if you will drop off to the buyer.

We’re not local to the property so can’t take advantage of fb selling sites etc, although in a rental I’d only buy new anyway, to get a guarantee and hopefully a reliable machine.

We have another rental that was unfurnished with no washing machine or fridge and it rented fairly easily (they are one and two bed flats not larger family houses)

I have said we would be prepared to buy them if necessary, but I’d rather wait and see if they’re actually required. It seems that’s probably the right approach

it is indeed. some tenants may have their own. Which is good as that means they fix them and replace them.

it is also area dependent.

We have been renting in London in years, and as a PP says the white goods always come with the house at first, however they tend to be the cheapest the LL can possibly get so are usually problematic, don't work well and break down a lot so we've historically (tactfully) suggested that we buy the next one and get one that isn't junk.

When we've had to move we just ask the next LL if we can bring our own stuff.

Ok looks like we’ll carry on with our plan to wait and see what interest we get, and what the tenants require/prefer

I have rented both. Most recent rental didn't so we bought our own which we have now taken to the house we have bought which was helpful.

@costacoffeeplease I've got a couple of rentals and they both have white goods but from experience I have contracted them out i.e. They are provided for goodwill only and if they break it's the tenants responsibility to fix
