Viewing new build house for the first time - what to look for?

Our possible new house is nearing completion and we've been invited to see for the first time - we bought off plan.

Any advice from wise MN about what to look for / ask on the walk round?

I feel quite emotional and nervous as this has been in the works for 18 months and we are currently trying to sell our existing house which has been a bit traumatic.

On the one hand I'm scared I won't like it, on the other I'm scared I will and it will all fall through!

So I need some help to think dispassionately and calmly and sensibly!

no worries, happy to help if i can.
it might be long leasehold like 999 years with little to no ground rent ? but your solicitor would be best to advise you as they will have it written in front of them. a service charge would be payable regardless but should be small if it's only for external communal areas. check if you arent actually expected to pay for any items you shouldn't be (example.. the lifts within a block of flats on the site that you would never use)

Ah thanks! Yes that makes sense! The lease would be 999 years so I can see how the confusion could have arisen. Will go over all the docs tonight and speak to solicitor next week.

How is it cheaper than other properties,especially as it's a new build.

That's a good question Shine and I worry about it a bit. Not sure why it's so cheap!

Check doors close properly (one of mine didn't) and ensure there are keys in all the window lock (I also didnt).
