Anyone buy my house?

Our house has been up for sale since January. It’s on it’s own plot quiet far back from the road with a large front garden and enough parking for 7/8 cars. Originally on for £320k, we’ve reduced gradually and are currently on for £285k. We’ve had 5 buyers but all have pulled out due to the fact the land has been bought opposite our house with planning permission for up to 70 dwellings but we are set far back. Realisticly is there anyone who wouldn’t be put off by this? It’s getting increasingly frustrating!

Unless you had an incredible view this wouldn’t put me off btw. We were considering offering on a house once where we knew there was planning for s development in the next field. Would it help to be upfront about the permission from day 1?

I think if they were built already you might have more luck. The noise and disruption of that scale of building work would be considerable. Could you rent it out for a while and sell once potential buyers can see the damage, so to speak? Reality may be better than fear of what might happen

Well most people are t going to buy under those circumstances, as they will feel that's why your moving yourselves. But I suppose you will get your chancers trying to get a good deal . I'd wAit until it's been built.

No we’re not moving because of the development, we’re wanting to downsize. The development was put in and approved after we put our house on the market!

We sold a house with a proposed development behind it in under a week, last year. 4 more backing onto that development also sold that summer.

It's a tricky one, there's a new development near us and quite a few of the houses near it are up for sale, which does make me as a potential buyer wonder - although it's at the actual building stage so obvious when going to view. As others have said it might be better to wait until building is complete if you can?

Can’t really wait as when we had a buyer we reserved a new build which were desperate to move in to! Have reduced to £270k today in hopes that a cheaper price might attract a buyer Sad

We sold a house that had a large development planned a couple of houses down the road. It will put off a lot of people but some people won't care. We were advised to be very up front about it on the first viewing, to have a photocopies of the plans to hand out to people if they wished and talk to people about it. That way if people did like the house the development wasn't an issue that put them off later. We had two people that wanted to buy our house in the end.

It would put me off tbh OP, but because of the noise and traffic of the lorries/cement mixers etc. If you could persuade your buyters that the new development would improve their life in some way - a waitrose or doctors surgery perhaps, new school, bus route - that might help your case...

It wouldn’t be the houses opposite that would put me off, it would be the noise/disruption/dust of the actual building. A friend of mine lives near to a development in which building has just started and it’s a nightmare. The dust is horrific and HGV’s are constantly blocking her drive.
