Hello

I am a FTB and I’m searching for a property my partner and I can get settled in and then expand our family. We are thinking of perhaps East as it’ll give us value for money and easy connections to London Bridge.

We were thinking between the two options here and I wanted to see if anyone has thoughts on which might be nicer (I’ve pasted links below). Our budget is £400k and ideally I’d like something within oyster zone to save on transport costs which both of these meet along with a decent enough commute. We’ve checked out both areas and aren’t fussed about either but would welcome if people have any local knowledge about how these are.

Hornchurch is a generally nicer area than Rainham; safer feeling, nice town centre, that second property is about 10-15 minute walk from Hornchurch town centre with a number of nice places to eat etc.
We bought in Romford in the end, we viewed houses in Hornchurch but my partner (who grew up in the area) would not consider Rainham or Elm Park as he didn't feel they were as safe.

I wouldn’t move to rainham it is not a nice area at all. Hornchurch is better.

That development in Rainham has a delightful smell of sewage in the air for most of the summer, and is a bit of a dump. There are some nicer houses over towards the cemetary (Upminster road north) but not nearly as close to the station unfortunately. I'd definitely pick the Hornchurch if you can afford it (but by saying that I mean both initially, and any future drops in value in the area overall).
