I want to sell some items along with the house sale. Should I do this through the agent or the solicitor?

I mentioned it briefly when the buyers viewed, we’d be open to selling the sofas, table and other bits of furniture. They are first time buyers so might be helpful to them.

What did you do? Will the solicitor charge me extra for this service? Advice much appreciated.

Either way, from past experience, get the money before completion.
We were stung by the money not being paid before and not included in the total.

You just add them onto the list and say how much you want for them. Bear in mind that people will pay very little for stuff that isn't of their choosing and secondhand so be realistic in your pricing. Also bear in mind that if they say no, you have to take them away.

No extra charge from solicitors iirc

I would also make sure your buyers are actually interested in the stuff. I was FTB, and my vendors really wanted me to buy their huge American style fridge freezer and their washing machine. I had my own and was adamant I didn't want them (plus I was spending every penny on the actual house). They were quite pushy and I was a bit worried they were going to leave them anyway (they didn't!)
I'm not sure if your solicitor would charge though. Could you ask the estate agent as they must have come across this before?

When I did this in a previous sale ( mower & garden furniture ) I mentioned it well in advance to both agent and solicitor they put it to the buyer and they made an offer and sent me a cheque totally separate from the house sale ( after exchange but before completion )
Similar happened when I bought current property I was offered fridge freezer which I declined as I was doing extensive renovations and they took it with them
Give yourself enough time to sell eBay or such if the decline

Putting on the list doesn't always work - you need to flag it up with your solicitor.
If you have their email address, send an email to say I am willing to sell the following with the house at this price - are you interested? Make sure they agree the price and the item and let your solicitor know; the last thing you want is to move out then have them turn round and say we did not want this stuff left and charge you for removing it.
TBH it might be easier to sell the items separately to some other people and just get them out of the house before you move. The last house we bought I asked about buying curtains then declined to pay what they wanted - this seemed to induce a very snotty reaction and taint the whole sale/purchase - I would not bother another time - just keeps the whole process a lot cleaner.

We bought the fridge freezer (we were also offered a dishwasher) directly from the seller for cash, didn't involve the solicitor.

We also rented the house (which was being run as a holiday let) for £50 for a week before we completed, again direct from the seller. The solicitors definitely didn't know about that!! It was so hard resisting the urge to rip out some old fitted office furniture in one of the bedrooms for a whole week... The moment I new we had completed my best friend came over and we ripped it straight out!

I’ll think i’ll write a list and email it over to the buyers. I won’t be pushy at all. We’re not far off exchange and I don’t really want an excuse for things to take any longer with the solicitors.

They did ask where we bought some things so they might be interested. It’s probably best to just ask.

You don’t need to involve a solicitor. My DD had bits of our stuff to tide her over. Not all ftb want hand me downs though. DD is buying her own stuff now. It saves you time and effort but they might not want the effort of getting rid a year down the line. If it’s tat, don’t offer it. You don’t want it so they may not either.

We’ve just moved. I made it clear on the property information form what we intended to leave, but I felt charging for it was a bit off.
When we got here lots of (ugly dirty) curtains had been left so I was not thrilled about that.

When we sold our flat we left the old fridge-freezer and the washing machine (one year old), didn't charge any money for them but warned the buyer that we would leave them behind (with all relevant instruction manuals, washing machine warranty etc). We didn't hear anything from the buyer re. them, we half-expected them to say they don't want the fridge-freezer since it was quite old, and we were prepared to take it away if so. The house we bought came together with fridge, freezer, dishwasher, washing machine and tumble drier, again, we didn't pay anything extra for them.

We have sold our house and decided to give it to our purchaser in exchange for a charity donation. When we bought the house we had barely any money and had bought most furniture from a charity shop. We told our solicitors.
