45 square meters back garden in Sale, Manchester

My partner and I are buying this beautiful semi-detached house in Sale with front, side and back garden. It's an area with excellent primary and secondary schools. A big park 2 minutes walk down the road and about 7 mins walk to a beautiful walk along the canal. We are hoping to have children (2 max) in the next 2 years maybe. However, the back garden is only about 45 square meters... A friend of mine recently told me that because it will be mostly families looking to buy in the area, 45 square meters back garden will put off many buyers in the future. I am now very concerned (although I very much doubt that we will move again in the next 10 years at least). My partner and I both don't mind about the small back garden and think it's good that it's low maintenance... What do you think?

My partner and I actively looked for a small-medium sized garden as we can't be bothered with the maintenance. With 2 jobs, a baby, a cat and me starting a degree from home, we aren't going to be bothering to spend our weekends gardening!

Also Sale is becoming quite an upmarket area, 45 sq metres is fine and I wouldn't say particularly small.

I live near you. I dont think small back garden is offputting especially if you are on a quiet road and have land to the front and side.

I have been put off buying a newbuild large detached as the garden was tiny. Its different for a really big house whereas a standard semi doesnt need to have big garden.

I am struggling to picture how small. It sounds ok sized

Thanks RedPandaMama! What you said is really reassuring! I got really worked up by what my friend said (I guess she has a huge garden for her house - probably 3-4 times bigger than ours). Both my partner and I have a busy work lifestyle :'( and we have two cats already!

Thanks ZenNudist! It's so great to have someone local's thoughts on this! It's pretty much a standard three bedroom semi-detached house.
The average back garden size in Sale seems to be about 90 square meters so we have about half that size.
It's OK to sit in, have a small bbq and maybe just about fit a trampoline. BUT you certainly can't play much 'sports' if any in it... (the nearby park it will have to be).

Too big a garden can put people off too. It's too much work for a lot of people.

I recently bought a house with a ridiculous garden for the size of house and location, tiny two bed not far from Manchester City centre with a glorified field out the back.
I nearly went for a different house because i HATE gardening

Wow, I guess too tiny of a back garden or too big of a back garden can both put people off! We went around to see the house again yesterday and met a very friendly neighbour. Very good community spirit it seems to have there. We feel very welcomed and I am feeling much better now. Thanks so much x
