How can we get round this?

Due to exchange tomorrow but surprise, surprise it won't be happening.

We are moving area. We currently have school places in both areas, due to start on September 4th.

We are moving in to rented.

Now here comes the problem. We have been told it can take up 3 weeks from offering on rental to moving in. It now looks like we will exchange on Monday or Tuesday next week and I cannot get to the new area until Tuesday now to view rentals. This will only leave us with 2 weeks until the children start school.

Is there anyway to speed the process up?

It can also happen immediately if the property is empty.

Or you could pay for stoorage for all your stuff for 2 weeks or whatever and get a hotel or AirBnB to cover the gap.

That's interesting @serbska all of the properties say available after the date we need online. Wonder why he has said 3 weeks then.

So you don't have a rental lined up already? Yes, it will probably take a while because there may be credit checks and references to take up.

I am surprised you have school places in both areas tbh.

You need to look for an empty property and you need to be ready to provide all the info for the checks. Or pay six months up front.

Seems you're looking for short term let, if you exchange next week. I'd go storage and an Airbnb,

If you've exchanged though can you not rent the house your buying? We did, we rented at market value, the sellers moved out then we completed, our solicitor drew up the contract. As long as you've exchanged and as long as you've put a completion date in the contract, it's fine.

The property we were buying fell through 2 weeks ago so we decided to complete our sale and move in to rented.

We lost our sale at exchange last time so we have been extra cautious this time. We are very lucky that the schools have been understanding and have agreed to hold the spaces open until the beginning of term.

We cannot secure a rental without a move in date and are reluctant to put down a deposit until we exchange.

We will have cash from our sale so could pay the 6 months rent up front.

It is a pain but the moving into rental does make it easier as you've now no chain.

If you tell the agent you're willing to pay up front it can speed it up, no credit checks.

It's what they do when someone has a poor credit history or a ccj against them, I've taken tenants who have paid like that, so they should be used to it. Good luck!
