Selling house but have found damp.

House has been on market for over a year. Finally have a buyer and found a house we like.
There were a few patches of damp that we did not hide.
The damp now seems worse and fittings are rotten.
Do we let the buyer know?
Wait for her to get a survey or point out when she comes to measure next week.
She may be fully aware as nothing hidden but not pointed out as we didn't think it was much to worry about. Now looks like rising damp on ground floor.
Now I am stressing and not sleeping.
If she is concerned about damp and wants tonpullnout idcrather she does it sooner than later.
We are will to negotiate price. If she is happy to do work. We have a dmsll child and rould prefer not to fo it ourselves.
Any advise welcome as super stressed
Do I wait and see and risk wasting money and spoiling chain further down line.
Contact her via estate agent.
Wait for her visit next week.
Delay on my purchase as if she pulls out we won't be able to proceed.
I suffer we anxiety and am not coping .

You can get your own survey done to get a better understanding of the issue and cost to rectify. It may be nothing or not very expensive to fix

Why don't you want to do it youtself? I'd get a damp specialist in and see what they say, get a quote, so at least you're knowledgeable, understand the costs and what's involved before you take the discussion.

We had a damp problem in one of our previous houses, damp guy came out and sorted it. I can't remember how much it was but I think about 1 or 2k.

We had damp in the last property we sold buyers were so keen to proceed they didn’t want to delay by getting us to sort it, we made a deal and left them some kitchen appliances! Good luck may not be as bad as you think

Thanks for your responses. Damp survey/quotes is probably the next step. At least we will know what we are dealing with.

The same happened to us. We got a quote then asked the buyer if they wanted us to do it, which they did. It was £1600 with a guarantee.

Hooliodancer did it hold the sale up much having the work done yourselves?

Many thanks for the responses you do not realise how much better it has made me feel just talking it over. My DH has had enough of me withering.
I see it might not mean the sale falls through. I will see what happens with our buyer and definitely get some quotes for work with a guarantee.

It won't hold up your sale unless you all argue about it. Even if you had to have a whole house treated it's about three or four days work. Generally it's a day or two max. It's really no biggie. They usually come in quite quickly.

However if the fittings are also rotten then you may need to negotiate on price of these.

Just get a couple of companies in to quote.

ground floor? Most likely a plumbing leak.

Is there a water meter?

Are the floors concrete?

Somebody may insist on chemical treatment, but chemicals don't repair leaking pipes.

It's not a plumbing leak.
No water meter
It is bubbling of the plaster at the bottom of walls and rotten skirting board and the bottom of one side of a wooden door frame.

PigletJohn . I guess so but the damp is showing in several places on the ground floor rather than one area so thought it more likely to be damp.
There was a damp course fitted in 97 with a 30 yr guarantee but I doubt that is worth the paper it is written on.

We will get someone to have a look and keep fingers crossed the buyer does not back out.
