Watford- good Forbes raising a family and buying a home?

If anyone can advise, I would really appreciate it. We moved a few years ago to Waltham Cross and for various reasons really don’t like the area (not enough shops apart from one M&S and Tesco, and our specific area is not very diverse, no cinema, poor quality parks...).
Within our budget up to £350-425k we were looking into Watford (my eldest ds senior school is near to Watford). Please inform me what the best postcodes are and which postcode to aviod? I have seen some terraces for about £350k I’m WD18, I just don’t want don’t want to repeat the same mistake again. Also insterested in secondaries for my youngest ds in a few years, are there specific roads for WGSB? I would also get him to sit the entrance exam as well.
Any help or advice would much, much be appreciated x

I missed the bit about needing to get to St Albans for school. There's the Abbey line aka the rattler train! Calls at Watford junction, North watford and stations in between such as bricket wood and goes to St Albans abbey station which is about a ten minute walk if it's the school I think it is.

Your hubby has a good point. Not much is moving in Watford at the moment. I have a friend who has been trying to sell for over a year and has reduced from £475,000 to £425,000. It would have flown at £475,000 a couple of years ago.

Hi all,

looking to live in the nicest area possible, within 30 mins from bushey where our parents live.

were a married couple looking to start a family. We’d like an affluent town but not sure where to live.

budget will be about £1.1m

we’d like somewhere with a reasonably buzzy centre with options of restaurants and bars/pubs. Really good schooling is top of the priority list and nice greenery around.

we had been thinking about cassiobury but would really appreciate any advice on cassiobury or other areas

Cassiobury and Nascot are both lovely parts of Watford. Good schools, fabulous park. The town centre has bars and restaurants but you would probably find better a short drive further out.

Have you thought about Oxhey Village, Croxley Green, Rickmansworth? Abbots langley or Kings langley?

what are the types of people who live there?
