Has anyone sold quickly recently (bromley)?

Hi all,
OUr house will go on the market next week. My 2 kids can turn a show home into a dustbin in minutes. Im dreading months and months of keeping on top of things and making it presentable for viewings at short notice.

If you sold quickly recently in Bromley (or anywhere in SE London), please can you give me some hope?

Friend of ours is selling in Orpington, it's been on for nearly a year! But it is in a funny price bracket and is a bungalow. Bromley is popular though and if youve priced right I'm sure it won't be long 👍
Decluttering and boxing up clothes/ornaments/photos etc up will help.

We shoved so much in the car/shed/loft for viewings that a year after taking it off the market we still can't find some things.

I have noticed that round here (south east, Surrey) nothing at all is selling over 450. It is all just sticking, getting reduced.

The houses going on at 350-390 ish seem to go really quickly.

I used to live in Bromley!
I'd say half pack now and put in storage. Also use a star chart if they're young enough to be bribed by stars!

Thanks everyone. We don’t have too much clutter (hopefully). DH and I planned some clearing up this weekend. Roughly 4 boxes worth stuff will clear up the space nicely.

Garage: it’s a large garage, but we have stuff in there (suitcases, DD1s old toys and clothes put away for DD2). Is it ok to leave them in there or get rid of everything and shove it in the loft? This garage is at the back, not attached on the side.

I agree... anything will sell if it's priced correctly... if you are wanting a new peak price for the street/area it won't sell quickly (Or at all)

Speaking from a buyer’s POV, do everything you can to present a fresh property with good storage (hide your clutter somewhere else) and in good condition (do the little diy jobs that are outstanding).

I viewed 83 houses in 6 months (we’re in Surrey). Everything seems overpriced in the current market and I didn’t even bother making offers when the houses were very over priced.

I saw a lot of poor maintenance (skirting boards and doors hanging off etc). It just makes a buyer focus on the wrong things (and worry about the upkeep of the rest of the property).

Good luck OP! The most important ally is your EA. I met a lot of useless EAs during my search and it is really off putting!!! The ones who sound disinterested/don’t return calls/know nothing about the area/haven’t viewed the property before buyers turn up etc.

Give your EA the important facts about your house in advance (commuting times, school catchments etc), so that they are more informed about it and can sell the positives to potential buyers at an early stage.

Posting the link of your listing on here for a short time gets great feedback too!

Mememeow85 - thank you. The property is fresh, bright and maintained well. We are fixing small DIY things as we speak.

Where in Bromley are you? It is part of my search areas. I understand busy lives and a some mess esp on short notice viewings. Its damage and smells that are more off putting. Obviously the less unnecessary things in a room help in seeing the space potential but if you have a decent sized room with floor plans it is ok, otherwise de-clutter as much as you can. But an unmade bed or clothes on the floor is hardly going to put a serious buyer off if it is priced right.
