What guide price would you be looking at?

We will have 300k cash and be in rented. What Guide price would you be viewing up to? (South Wales)

Depends where and what you are looking for and whether you would consider additional borrowing if you found the perfect place and it was on for more.

No, we have both given up our jobs and will be self employed so easier to stick to the budget.

Let me reframe the question, if you only had 300k but it was cash and you were chain free so able to move quickly, what would be the top guide price you would be looking at?

I’d say 330k region tops, a cash buyer chain free is a massive incentive. Especially if you can find a cheeky bargain that has been on the market for a while!

I'd look in the price bracket up to 325k on Rightmove with a view to dropping people to 300k. I think you could look to making that kind of offer given your position.

I think you could go higher - up to £350. We're in Swansea and have just sold/bought - so done a lot of zoopla/rightmove sold prices comparisons. At the higher price brackets (250+) the houses seem to be sitting on the market for longer than usual and selling for a decent whack less than the asking, so with your budget I don't think it's unrealistic to look up to 350. We bought ours for 230 and it was on for 260, and that seems to be the trend here at the moment.

Depends what you want out of it and what you can get for your money.
If your max is 300k then I would look at 300k and lower and get money off that price. that way if you really love something you know you can definitely afford full asking

It's quite varied in South Wales, depends if you're looking in a town/ city or countryside. In our experience houses have gone for on asking price in Cardiff, but we paid £305 for a house listed at £325 last year in a village on the outskirts of Cardiff.

Do you have any option to increase above 300? I’d worry I’d fall in love with a house at 325 and not be able to afford it. So would probably only look up to 300 then hope to get it for less.

Do you need solicitors fees/stamp duty/moving costs to come out of your £300k? If so maybe look up to 280?

Thanks all. It is Swansea we are looking at so very interesting info from you @Capybaras.

We have factored in costs, including our rent payout, to leave us with 300k
