Okay, so as there is a sellers thread, I thought it would be good to start a buyers thread!

My situation: Long story but helped my dad out and am in the final stages of coming off his mortgage. Have saved very aggressively for a while now by having no life and have a 10% deposit. Live in a village in SE where we rent and ideally would love to stay. Basically we are FTB without the stamp duty benefit Hmm.

As we are looking in a village places we can afford don't come up often. We are going to look at a fixer tomorrow a few miles outside of our village. Have registered interest with 3 houses which are SSTC in case they fall through. As we don't have a huge amount of money from HPI it will be a bit of a struggle, especially as we're trying to find a way to afford kids in the near future (I'm 32 and graduated right in to the recession in 2008, not that I'm in a bad situation but

Sorry to hear that @Lilmisskittykat apparently August-Jan is the driest time (here in Scotland anyway).

@Cel982 congrats, we should be getting our formal offer next week, bank sent a surveyor to our new build potential property Friday, although good luck to them because we've had no luck getting in for a look yet, maybe tomorrow when we go to pick options. It's so frustratingly slow.

Fingers crossed it happens soon @HopefullyMoving!

Our new build should be ready to complete oct/Nov time and it's lovely, we need the extra space, the kids will get a bigger garden and it's next to an open area with park, pond and woods so not too hemmed in, close to their friends etc. So why am I finding myself looking at rightmove three times a day and getting less enthused as each day passes Blush Hope I'm not being insensitive, but how do you know it's 'the one'?

@Dorothyislost I think you might be right - my dad was like just give it up and start looking again next year 🤷‍♀️

As for it being the one.. I don't know, I'd guess excitement about moving /planning living in it decorating it. If you can see yourself actually living there

Thanks @Lilmisskittykat I'm sure I'm just overthinking it because I know I'll never want to do this again Grin we pick some options tomorrow so I'm hoping my wee mojo comes trotting back!

It's so hard isn't it when you just want to find a lovely house and get settled but the options are just too limited or you'd be compromising too much. We missed out on a couple of houses I could picture staying in forever, if they came up now even I'd jump at them.

Quick update.. Nothing new has been listed in our preferred area and EA's are pointing me at places in another area at the absolute top of my budget or 10k over! I have reiterated my budget and where I'm looking, as if I'm right at the top of it there is another area I would much rather unless house is spectacular. Would also rather not go right to top of budget if I can avoid it..

Found a lovely house in my old town 20k under budget and needs no work. DH loves it but schools aren't great and that's something that concerns me a lot as we're unlikely to be able to move for some time. DH thinks I'm being silly (went to a poor school himself, his idea of a good school is somewhere kids don't get stabbed), I went to a very good secondary and think a decent school is important as I went to a poor middle school and the difference was vast. To be honest I think maybe there is a middle ground. Anyway, I will continue to neurotically check my email in the hope that rightmove brings some good news!

Hi all. Finally joining you from my sellers thread. We had an offer on Monday & subsequently reserved a new build. Exciting, but terrifying times! We have agreed to be chain free on our sale, so at some stage will have to attempt to find somewhere to rent. It seems like short term lets are a rare thing nowadays, so I'm concerned as to how much this is going to cost us!

Hello!

Another FTB here. Four weeks since offer was accepted - survey has been completed and a mortgage in place. No chain as vendors are buying a new build property.

It's all very exciting, isn't it? Although I'm still swept by moments of absolute terror. I think we need to get cracking on the solicitors, as we've heard nothing from them since they were instructed about 4 weeks ago.

How is everyone getting on? Thanks

Hi all

Things going quite swiftly so far - survey is taking place tomorrow (mortgage valuation plus a homebuyers).

Am starting to worry that the mortgage valuation may be too low - we offered asking price - and frantically thinking through plans A, B and C!

We only have a 10% deposit saved so little room for manoeuvre on our side

FTB here too! We got an offer accepted on a house last week and have spent this week trying to sort out our mortgage application. I'm super panicked about it all! Absolutely terrified the mortgage won't go through for some reason Sad

Welcome moving, so glad you got a buyer Smile.

So, funnily enough with my neurotic email checking..

Started the morning seeing nice house with bad schools has been reduced by 20k. Temporarily considered viewing until I got sensible and realised schools are still poor, and it's in an area prone to flooding.

Got on with my day. Got an email with a place that may be the one! In preferred area and not right at top of budget. Got on to agent and am viewing on Saturday. Fingers and toes crossed!

Good luck to others who have found somewhere. I am a bit scared about affording mortgage but I'm sure it will all be fine, I'm just very risk averse.

So we went to see the house and want to put an offer in. I'm really not sure if we should just offer asking or go a few k under which is less than 1% under. It's mainly because I'm not convinced house prices will hold up in SE, and tbh I would wait until post brexit, but due to my age I really need to get moving if we're ever going to have kids. It's making me feel a bit sick tbh!
