Lootility Room

I am planning to create a "Lootility" room by knocking through to the garage. I won't have much space though (around 2.0m x 1.5m), as I need to keep garage space for the bins and access to the garden. So, I am going for a downstairs loo and hand basin. BUT I only have enough space for a washer and drier with workspace on top, or if I stack the washer and drier, I could add a sink. What do you think? Worksurface or sink? Any other comments? Thanks - very interested to hear your thoughts Smile

I'd prefer workspace over a sink but if you have a loo you'll need a sink. You could get one of those space saving toilets with the sink built into the top of it then you can have both 👍
I've got a teeny utility room and have the washer and tumble dryer stacked, workspace would be so handy to put the laundry baskets whilst folding etc

I think I would prefer to have a sink unit with storage underneath (like for the washing powder) and a stacked TD / WM.

What would you use the sink for? Really think about that, if you just fancy one but have no use for it then do without. You can then have washer and dryer side by side, worktop, little shelf for laundry products and a hanging rail for drying clothes.

I would go stacked and have a sink. Mine are stacked and it’s fine. I can fit a washing basket on top of the dryer at the top. When I’m emptying the dryer I put the basket on the closedown lid of the loo and fold straight into the basket.

Plus handy to have a unit under the sink for washing powder, loo roll etc.

My stacking kit has a pull out shelf which I use when emptying the dryer

Work surface. We have a sink in our utility and whilst it is nice to have it isn't essential. I mainly use it to wash my hands.

Cool combo options OftenHangry (great name - I am often too!).

I think I'm leaning towards a reasonably sized handbasin with the loo, and maximising the worksurface instead of going for a separate sink. You have helped me enormously. Wink

If you’re going to have a hand basin anyway I’d definitely choose the workspace over 2 sinks in a room less than 2 metres squared!

If you’ve got a handbasin you don’t need a sink. I was coming into say absolutely sink as it would be grim to not wash your hands!

You are absolutely right sdaisy26 and MountainsPlease. In my head, I had originally created 2 zones - one for the loo, and one for the utility....hence the two sink options. Clearly, I need to make it one space, and have one hand basin. Sometimes you need people to point out the obvious point one is missing. Smile That's why everyone's comments are so great!

Having a sink/ hand basin would be helpful if you ever need to do any hand washing/ pre wash soaking

I would go for one decent sized sink over a cupboard and be stacked option as above. I actually use my utility sink a lot for soaking things, sending the kids in there to do their ‘experiements’ or when they’re very muddy and I’m trying to cook etc. I have a Belfast sink in mine and find it very useful.

I agree with sunny. The utility sink is great for cleaning muddy boots etc that you wouldn't want in the kitchen or bath!

If you won't want a hugely deep sink then a countertop sink on top of the appliances might be an option. We have our WM and TD in our bathroom, built in to what looks like a vanity unit with a fairly large but nice countertop sink above. Works very well and is a good use of the space.

We didn't bother too much about worktop space and so we have tall side cabinets either side of the sink but this could easily have been usable worktop instead.

Is it even legal to have a W/M in with a shower?

And the sink above the W/M ? What if there's a leak from the sink?
