Victorian side return London

Anyone know rough costs of doing this? So extending the kitchen of a pretty standard 3 bed Victorian terrace, into the side return and putting in a downstairs loo?

We're in hackney and I think the 3 bed terraces are all pretty standard in size.

That's exactly what we had done last year, also on a standard 3-bed terrace. Of course you can spend as much as you like on fixtures and fittings, but the quotes for the building work itself were in the £45 - £60K range. Plus VAT. A lot will depend on what spec you're after.

We had a quote last year for £150,000 and I couldn't believe it!

We did this it’s so expensive but is worth it. Total cost was between £150/160k that included the kitchen which was by no means top of the range. Included a new loo which was not simple as we needed the gas meter moved. £60k might be the build only cost but there are so many other costs - architects, planning, party wall, the mess to your garden, windows, doors, kitchen, flooring, decorating, electrics (our box thing needed upgrading)

Do you really feel like it is @Waterdropsdown ? We're decided whether to stay and do that or move somewhere a bit bigger. Obviously it costs so much to do we want to make sure it'd be worth it!

Yeah I think it is. Well the difference is we had a manky 30 year old kitchen which would have needed fully renovating anyway. We wanted a downstairs loo and all windows and doors needed doing as well. All that would have cost a fortune so for us we wanted the space.

We had a downstairs bathroom fitted and moved the boiler. We didn't end up putting in underfloor heating as that would have been a bit more. Total cost was £112K. We're really happy with the result though, it's made a huge change to the way we use the house and I can see us staying here for much longer as a result.

We had ours done 2 years ago and paid £80k all in including a toilet under the stairs. This included all fixtures and fittings, kitchen units, tiles, painting, decorators, Schuco bifold etc. We used this company who cover all of London I believe www.ineedmorespace.co.uk/.

You'll be luck getting a side return in under £100k in Hackney. I would expect it to come in at £150 by the time everything is paid for.

My brother had their side return done last year and it came in just shy of £150k and they didn't go for a posh kitchen or anything or really expensive windows.

There were some complications with the drains I think and they had to move at least one utility meter. They didn't have a new boiler but it had to be moved.

It has transformed their home but it is a lot of money!
