I thought it was about time to start a new thread as this one is close to 1000 messages.

Who is still here & what is your story?

Heres me: I have been trying to move since April last year. Had a buyer, buyers lost their buyer in October & still haven't got a new one. We remarketed at a low price in November in order to continue buying the house we were at point of exchange with, but were unable to get enough to move on & lost the house in February.

Prices are definitely falling here in Surrey. Realistically we're looking to get 10% less than our original asking price, if we're lucky. Getting viewers has never been an issue, regardless of price. This process has been stressful beyond belief & almost split me & DH up. Surely our luck must change soon?

One thing that seems to be helping us get more interest than other properties is that we have now agreed to go chain free. Is this a possibility for any of you struggling? If offered significantly less than asking price then as far as I see it you are within your rights to say chain free was based on near to asking price & not affordable at a significant amount under! Worth considering perhaps?

Agreed great idea. Could you buy some of that fake grass to put down. Nice and low maintenance. Not sure on the cost though . Then just add a few tubs with flowers to make it look prettier.

Sorry to those still struggling. I've been pretty absent on here as 5 weeks for sale now and not one viewing. Also only one phone call from the EA in that time.

Thanks guys! To clarify the whole space belongs to us but the other houses have access rights to and from their back doors.

I think there's probably room for parking if the car pulls in sideways. That's a good call and a good compromise I think. I will suggest this to dp. Will also save on fence cost haha! Only thing is not sure id want to park the car where I couldn't see it iyswim.

I did think maybe the end of fence could be big gates? (Not like metal open ones but wooden ones you can't see through) so that you could park the car in there if you wanted?

I don't know!

Jgm, yes, same people who cancelled yesterday & rescheduled for today. Same amount of notice both times. I'm fuming. Angry Told the EA to clarify why they cancelled & ensure they're serious before making any further appointments for them. I can't keep knocking myself out getting the house ready for people who keep changing their minds. Its making me quite ill.

What sort of buyer is your likely target audience Flaming? Personally I'd be loathed to lose off road parking, which for most people is an essential thing. Unless you have an obvious abundance of safe on street parking then personally i'd leave well alone. You could tell your EA to inform potential buyers that you'd be prepared to fence it off if required, or get a quote that they can show to buyers, but at your price point I wouldn't be looking at spending anymore money on something that most buyers are likely to want to rip out to create parking as soon as they move in.

There's plenty of on street parking round the front. We've not had any issues when we've parked there tbh.

A lot of the feedback we've had has been about lack of garden and "the area" which we think is more about the back street than the front.

If we can fence off part and leave space for parking I think that's good compromise.

Or leave it gated at the back so you can still park if that's what you wanted to do.

Leaving it as an option for parking or garden is a good compromise, but with FTB & BTL I doubt it would be an issue either way. The garden would only appeal to the family buyer with kids. Doesn't hurt to show the option for garden is there if you don't need to spend too much to do it though.

I think the main plus of fencing it off is to shut it off from the back street really. Just make it look presentable with some plants and garden furniture I think. Maybe some solar lights round the fence.

Considered painting the wall white but not sure whether I should.

I dunno. If we can't sell and end up staying another summer it need a to be usable at least.

Going to look at pictures of pretty yards on google for some ideas.

Think I will paint the wall white, get a table and chairs, some pots, maybe a trellis on the side of the utility, a window box.

bit of colour, few plants.

I want to grow veg but im a bit late in the year now aren't I!

just messages estate agent asking whether we can take off rightmove and stop viewings until we have got fence up. don't think theres any point continuing when its the back street everyone hates.

Still nothing from agents. Not even a phone call. Can’t be bothered chasing them am going to take myself off around some of the others and see what they say about price and saleability..exdh having said he wanted it st the price it was is now saying I shouldn’t have put it on so high ...might have known it would be my fault! Anyway onwards. Good luck to anyone who gets viewings.

estate agent has got back to me. have temporarily taken it off sale, to do fence, and pretty up garden, but we have to give her a chance to sell it.

Eeek so DH might have gone mad on the phone to EA. Good and bad news. Bad news we have to start all over again and decide who to sell with and decide on a lower price. Good news EA terminated our contract.

I don't think the agent could argue against that to be fair beautician, no viewings or contact from them in 5 weeks is pretty poor!

We've just accepted an offer on our detached house 24k less than the semi opposite sold for last year. 10% under original asking price.

The market is definitely falling round our way.

Could be a good plan Flaming, getting fencing done etc & start afresh in September. Trouble is without changing agent or reducing by 2% you won't have any impact from your changes & it will still show as having been on the market since whatever date you originally put it on. Ideally you'd be starting afresh with a new agent, (contract permitting) new pics etc. Think about the 2% drop upon remarketing to give maximum impact if you don't switch agents.

No viewings is pretty much always price related unfortunately AuntPetunia. A fresh start with a new price if you keep the same agent, or new agent new price (if you can end your contract) in September could do the trick.

Oh dear Beautician. Sounds like a fresh start is necessary though. Do make sure you get a confirmation from your EA that they have terminated the contract though, don't want them popping up asking for a commission when you get a sale elsewhere.

Congratulations Shutupsidney. Sounds like you are in a similar location to me.

We had a short notice viewing this afternoon. DH rang me at 315 to say the EA want to do a viewing at 4pm. DD & I ran around like blue arsed flies for half hour getting it ready. They were in for all of 5 minutes apparently because their child was screaming. Not holding out hope for that one lol. Hoping to get some more plants & flowers in the morning to brighten up the place for Saturdays second viewer & their parents. I have a small operation tomorrow afternoon so not sure how much ill want to do after that.

Moving they emailed me and took the house off right move within 5 minutes of the phone call. The email states that they have cancelled the contract with immediate effect. I asked if no fees would be applied and they replied back with "I can confirm no fees will be applied." Do you think that's enough?

Sounds perfect Beautician. Hope you have better luck with another agent. Please don't think about trying an online agent. In this slow market its a really bad idea. You need someone who is going to come in & tell you what you need to change to make the sale & will push push push! You simply don't get that with the likes of Purplebricks.

We depend on London movers and the market their is in a bit of trouble IMO. I'm praying that our buyers are firmly enough beyond the £500k mark that they are in the next bracket, so they are 'safe'. They've also got a bargain which I hope they appreciate Grin

Our area is very much London buyers too sidney. We have the odd non London buyer who wants to be here for the great local schools & amenities, but currently most buyers seem to want to pay the same for our premium postcode as they would for far less desirable postcodes. Its a case of wait it out or bite the bullet at the moment. I hope your buyer is a good one. Flowers

Still here, two years on!
Going to drop the last 5K next week and re launch as a project for someone with a bit of vision and imagination. Got a top heavy property to sell. Price is clearly the issue, as at the upper end of a less affluent part of Cheshire. However, wanting to re locate to SE and need as much as possible. Daughter going into Yr 9 soon. All in all, a bloody headache! People want something for nothing!
