Sellers roll call part 2. Who is still on this treadmill?

I thought it was about time to start a new thread as this one is close to 1000 messages.

Who is still here & what is your story?

Heres me: I have been trying to move since April last year. Had a buyer, buyers lost their buyer in October & still haven't got a new one. We remarketed at a low price in November in order to continue buying the house we were at point of exchange with, but were unable to get enough to move on & lost the house in February.

Prices are definitely falling here in Surrey. Realistically we're looking to get 10% less than our original asking price, if we're lucky. Getting viewers has never been an issue, regardless of price. This process has been stressful beyond belief & almost split me & DH up. Surely our luck must change soon?

One thing that seems to be helping us get more interest than other properties is that we have now agreed to go chain free. Is this a possibility for any of you struggling? If offered significantly less than asking price then as far as I see it you are within your rights to say chain free was based on near to asking price & not affordable at a significant amount under! Worth considering perhaps?

Oh dear, yes it is definately a buyers market and apparently us sellers should just suck it up and take it because we are privilaged to have them buying our house apparently.

What i hate is that i thought our buyers were nice, keen to move in and loved the property (spoke to them directly a few times) however i was so wrong and they turned out to be jerks wasting our time - which seems to be a common theme through the threads in this forum.

Still feel completely sick here, we are in week 10, valuation finally done on Friday after the most ridiculous amount of arsing about with our buyers mortgage. I'm lead to believe everything else is done and we're just waiting for this, valued says they'd have the report to the buyers mortgage lender by the end of the day, just waiting now for the outcome.

Our seller have now moved out of the house we're supposed to be buying and are pushing beyond belief to get us moving. I've done absolutely everything, it's our buyer holding the whole thing up. I am literally demented with the whole thing!!

Also your buyers are a little silly; who do they think they are, i mean who in their right mind would allow builders in to their house before any contract is drawn up and to be honest i wouldnt even allow them then till the sale was complete and id moved out.

When we had our valuation done we received the offer from mortgage lender next day, so you may get some good news soon.

Ours is existing lender but borrowing quite a bit more than mortgage we are porting, however a lot of lenders are quite quick to offer now.

I really, really hope so, we sorted ours super quick with Santander about 9 weeks ago but of course our buyer is not a simple case! What is it with these buyers, total nightmare!!

Ramsey, yes, our buyers appear to be complete idiots. I swing from wondering if they are really thick as to the process, but then thinking that more likely they are playing silly games because one of them is an EA & should know better. Not a chance in Hell would we allow them & builders/architect into our house pre exchange for them to suddenly discover things will cost a lot more than they previously anticipated & need to reduce their price prior to exchange. Post exchange I don't mind, but no way are we risking it before! Hmm

crikey, no I wouldn't let builders in at all until I had completed and moved out! not a cat in hells chance. my buyers wanted me to put a fence up and I even said no to that! not my responsibility!

ive just had enough at min, need to ring basically everyone today, was supposed to do it yesterday but just cant be arsed at all.

Hi all, had a little holiday away and it was so nice to be away from all the horror of house selling! Still no offers or constructive feedback on mine - just booked a viewing in for this coming weekend. That's 8 viewings now...!!

@getorf that's RUBBISH. And phew @moving about the JK, that would have been horrendous. a bullet dodged!! Selling lovely cash buyer vibes to all! ;-)

Solidarity with everyone suffering in the middle of house sales and purchases.

I hope I don't fit the category of a time wasting buyer... (!) I am frustrated with sellers that list an asking price and then are not even willing to negotiate even when the roof is leaking water into one of the rooms Hmm

We continue to look for a property.. took an offer about 7% under asking on ours and will be require similar on the one we buy

just called solicitors re new mortgage offer, that's all fine, should be sent out to them tomorrow so hopefully the buying side is on track to complete by the end of the month. New solicitor is pulling his finger out. woo!

selling side - cant get hold of anyone, no idea whats going on, don't know how far buyers have got! AGHHHHHHH and its THEM that want to complete by the end of the month!

ftb guy called me, apparently everything is on track for completing by end of month!

I feel like I better get bloody packing. FTB guy suggests a week between exchange and completion, there is no way in hell that ill be able to pack a 4 bed house in a week.

Good to hear things are proceeding nicely Flamingo. Try not to worry. You have options. The best one is that you get the removal people to do your packing. They come in, the day before the move usually & pack everything up. Costs about £300. You could also start packing yourself at any time. We have already done lots of sorting, tip runs & packing. Also, you don't have to agree to a week between exchange & complete. You can say you want 2 weeks, or longer if necessary. If all else fails, a week is plenty of time to pack & its only if you need to do sorting, tip runs etc that it will need longer.

No news yet on our buyers sale. I'm convinced our buyers think that we will simply bend to their wishes & if we haven't exchanged by the date they have arranged for someone to come around to measure up & draw up plans at our house then they think we will let them in regardless. We have been very clear that we will not. We really don't appreciate all the pressure they're putting on when its their sale thats the hold up, not us! Angry

No news here, still no sign of the mortgage approval for our buyer and we are coming up to half way through week 10, what's the next stage after losing the will to live? That's where I'm at!

we do need to do a few tip runs (loads of old shite in the cellar) but could get council to collect it if we seriously cba.

don't think we'll pay for packers as theres realistically not that much to pack, we are getting a company to move it for us though (I say company its the guys at work who do all our deliveries and they are amazing!!)

think I will start boxing up things we wont use tonight....

need to charity a lot of stuff as well... will sort that out tonight also!

random question, but what do I do with my actifry and slow cooker etc... do they need boxing or?!

got some furniture we need rid of as well!

our searches also came back yesterday and were all fine so that's fab! looks like we're on the home straight! THANK GOD!

oh Tokyo I don't know but ive been there!!!!! 10 weeks is a long time to get to that stage :(

Great news that the search is through & all good Flamingo. I'd put anything that you can into a box if possible, or with kitchen appliances, you could even put them in one of the decent carrier bags from the shop & put them in your car. That is what I tend to do with things that I don't want to be broken or need to locate quickly. I dread to think of the amount of charity shop bags we've filled & tip runs we've done. The whole house currently looks like the aftermath of a jumble sale lol.

Hold tight Toyko. I'm sure you will hear any day now. I'll keep everything crossed for you. Flowers We are currently halfway through week 8 & getting pretty much nothing in the way of updates from our buyers sale. Last we heard was that they wouldn't be ready to exchange till early-mid November, yet our idiot buyers are still pushing US to exchange with them. I don't think they get how the process works. Either that or given one of them is an EA I'd say more likely they're playing silly games. Hmm

we got the enquiries from our buyers solicitor yesterday, turns out the buyers solicitor is also my solicitor who we are using to buy (but not sell)

how weird is that! they asked for all sorts we didn't have.

on the upside the EA has reduced our bill by £100 which is v nice of her!

new mortgage offer has gone through so we are going to have a look at cars today and sort that.

definitely need to pack though! someone collecting one of the bits of furniture that we don't need tonight though so making a start!

The mortgage valuation is through, and it's fine - hurrah!!

But now the buyer is starting up about getting a tradesman in to come and sort out 'a few things out' at her current house.

Great news about the valuation Toyko. A bit iffy about the buyer deciding to get stuff done to their house though. Nobody in their right mind would do that, so i'm guessing its something the mortgage company or buyer are insisting on being done before exchange. How annoying!

Our buyers seem to think that we will all be ready to exchange by mid next week at the latest. They seem to be the only ones with this opinion though. Had a phone call today from the lady at the developers office. They have just discovered that our buyers had to change solicitors, are not happy & worried that this means we are pretty much having to start at square one. Her bosses are annoyed about it & considering pulling our deal. Last I heard she was going to speak to them & fight our corner, because she knows we have done everything that has been expected of us. Not heard back yet & DH & I are a bit anxious. We're 99% sure they won't pull it, but theres always that small chance. Sad
