I thought it was about time to start a new thread as this one is close to 1000 messages.

Who is still here & what is your story?

Heres me: I have been trying to move since April last year. Had a buyer, buyers lost their buyer in October & still haven't got a new one. We remarketed at a low price in November in order to continue buying the house we were at point of exchange with, but were unable to get enough to move on & lost the house in February.

Prices are definitely falling here in Surrey. Realistically we're looking to get 10% less than our original asking price, if we're lucky. Getting viewers has never been an issue, regardless of price. This process has been stressful beyond belief & almost split me & DH up. Surely our luck must change soon?

One thing that seems to be helping us get more interest than other properties is that we have now agreed to go chain free. Is this a possibility for any of you struggling? If offered significantly less than asking price then as far as I see it you are within your rights to say chain free was based on near to asking price & not affordable at a significant amount under! Worth considering perhaps?

That's the thing at the moment hey Flamingo it's another few hundred here, and then another few hundred there, there's only so many sets of 'a few hundred' that we have!! We received our official mortgage offer this morning, hopefully yours all goes nice & smoothly now!

Fingers crossed dinky! And moving Grin so exciting watching your house come together! We still need a garage door, hope it's not got too wet with all the rain we've had.

Flamingo ours was a few days with a few calls from the underwriters to clarify details.

Moving I can see where our solicitor is coming from, TW hadn't been in touch with him at all and were away marketing our property like they owned it when they weren't tied in to an agreement with us Hmm They've been in touch with him today and said they're sending missives so I'm assuming they'll be for TW to buy the property to sell to the buyers, surely the buyers wouldn't have offered at cop Friday and got missives sent to TW this fast?

I just hate not knowing what's going on, TW have been so shady and their sales staff just keep to the same line of 'don't worry, it's all going ahead as agreed', trouble is they've fed us a few lines already so literally in limbo when it comes to who I'm selling to! Dh says it doesn't matter as it's the house gone and our new one closer but it's just frustrating.

Plus some random person is going around telling mutual friends they're buying our house and giving us a few days to move and making it easy on us so she can rent it out when we leave! She isn't, no bloody idea who she is, I know the couple from reputation who are buying and they're lovely. People are crazy. My neighbour said she'd give me a heads up next time she's down our cup de sac walking her dog (she's been along a few times this weekend looking in our windows even though she lives on the other side of town). Cheeky mare.

If your house is priced correctly and has no very unpopular features, you should have 6 first viewings in first month and one or more second viewings as a sort of guide.

Surely that depends on price band. In the £2m bracket there aren't many buyers.

Definitely the higher band prices are affected by the higher stamp duty. My friend put hers on for 975000 and got a full swing price offer within the week. Neighbour put her house on for 1,200000. After 18 months took it down just under the million and sold it straight away.

Woo! Lots of news since I last came on here. Glad you got your mortgage application submitted Flamingo. Certainly is an expensive time. Our fees are around 2k. It's being added onto our mortgage though thankfully. Are you able to do that with yours? How long they take to come back to you after valuations varies greatly. Usually its within 10 days though, often much sooner. Good luck with your valuation today. Everything crossed. I take it they're being a bit more flexible about timing now if I'm right in thinking it was this buyer wanting a 4-week completion?

Congrats on getting your mortgage offer Tokyo Woo! Such a relief when you get it.

All very confusing themadhatterswench tbh. I think your DH is probably right & maybe try not to stress too much about the logistics of it all. Impossible in reality though eh?

OMG Auntpetunia. Woo! Huge congratulations! How does this work with the overlap in agents? Who will deal with the transaction & get paid? Its important to be clear on that to avoid paying 2 lots of fees.

Our buyers have only just got the valuation booked for our place. Its next Wednesday, so just under a month after sale agreed. Bit of a relief its booked & that despite wanting to move next month they are not being super speedy. It suits us. Grin

wow so much happening, fingers crossed for everyone who is moving forwards!

It all happened for us this weekend, 2 matching offers despite not even being on the market. we've accepted one and now have an offer on a property we saw a couple of months ago but they are taking forever to come back! How long did you guys take to reply to people's offers? There is so little on the market, I really dont know what we will do if this isn't accepted!

Moving this is sold through agent two. Agent 1 has no idea and is just still working their notice. The papers says I only have to pay if they ever showed the purchaser around or introduced the purchaser to the house. They didn’t. I’ve accepted on the grounds that it’s still on with 1 till next week when his two weeks are up , but I’m gonna tell him now that I want no more viewings I’ve got boxes everywhere as we start packing for move on 28th and the hassle of moving them around and trying to stay tidy is having an impact on my asd dd. So agent 1 is booked to speak to me tomorrow and we will have that conversation then. Agent 2 is happy, purchaser is happy. I’m over the moon..tbf I doubt agent 1 could find a better buyer he’s cash and no survey and 4/5 weeks start to finish ..Win win.

Moving unfortunately no they wont let us add on the application fee to the mortgage! no idea why to be honest they just said no! Its paid now anyway. I just stuck it on a credit card rather then emptying the savings account and will pay it off on completion when we should have a few grand spare cash cannot wait

valuation seemed to go ok, he was in and out in like 15 mins so assume it was the v basic one. He said he will write his report today and send it tomorrow, so our buyers should hear from their mortgage company soon.

When I paid our application fee Santander advised me they are currenly assessing applications made on the 4th so it could take a while sigh. But yes everyone is having to be more flexible because its taking time, but its out of our control really. Having a 2 week holiday right after accepting and making offers didn't help but hey its done now.

hopefully once both mortgage offers are in place we should be good to go. my solicitor is VERY efficient. She answers emails almost immediately. I think I love her. all my past experiences with solicitors have been awful!

the buyers solicitor is also pretty speedy (both of these recommended by the first time buyers guy as he uses them a lot!) so hopefully if our sellers solicitor can keep up we could have it all over and done with in maybe 4 weeks from now!

twinky I let EA know pretty much instantly if we would accept an offer or not but we had a figure in our head that we wouldn't go under so we never had to discuss it or mull it over for 24 hours..

we have our mortgage offer!!! super quick. Valuation survey has been instructed and should take place early next week.

fingers crossed that's fine, and the valuation on our house is fine and we should be away!

also helpful to know that if you have money on a credit card it doesn't effect getting a mortgage - I've been paying it off every month in fear of my credit score ! That takes the pressure off - not that I've even see anything I'd want to offer on this month yet!

nope they didn't question it! it will all get paid off on completion anyway but whether they take that into consideration or not I don't know.

Step dad said they usually want the balance, and they will use 3% of that figure as your monthly repayment and use that figure for the affordability checks. 3% isn't much at all, unless you have an enormous balance, so I guess it doesn't make much difference on outgoings!

hoping it all goes through quite quick now!

Our mortgage advisor said credit cards aren't a huge deal if you are paying them off. it's when you have late or missed payments they become and issue!

Please tell me more properties will come on th3 market soon, we are finally in a position to offer and there us literally nothing around. I'm hoping our buyer will be patient as we have waited for them for so bloody long and lost 3 houses because of their offers falling through.

How long would you wait for your sellers to find somewhere? We are actively looking there is just nothing around! agent tells us we are the buyers dream house so hoping that means they will wait!!

We exchanged today. I'm so bloody relieved as we lost our previous buyer. We are reliant on the London market here so every bloody news report of falling prices set me on edge.

Oh wow twinky congratulations! Thats a bit mad, but great news. Flowers I think the length of time getting back to people after offers depends on so many things. Mainly on how low the offer is. Our first offer with current EA was low, but we didn't immediately reject it & said we needed to see what was out there & if it were possible to proceed at that level or not. after a few days we'd negotiated a deal on a new build so came back to them but they'd ghosted us. I think in this instance the buyers had made multiple low offers & went with who agreed first. By the time our EA managed to get hold of them they came up with some cock & bull story about "circumstances". It coincided with a sold board going up in the next street though. Hmm Have you tried doing a leaflet drop in areas you are interested in if this one doesn't work out? It really can work.

Check your contract before telling EA 1 Auntpetunia, some of them want paying regardless as its within their term whether they introduced the buyer or not. I'd be inclined to keep quiet & chances are they won't find out anyway. Wink

Boo hiss they wouldn't let you add it to the mortgage Flamingo. We're with Santander too. I guess it may depend on a number of things. We went for a 5-year fix, because I'm paranoid about increases, plus were borrowing over 200k this time. Shock Our valuation on the new build was done at some point early last week I believe, but we haven't had our mortgage offer yet. Maybe it varies depending on where you are as to how busy they are?

Well ea1 has been putting lots of pressure on me today. He was supposed to call yesterday but didn’t so I rang and said no more viewings until their time is up on Thursday. And amazingly he was like well we have two more lined up (really ?? no ones called me book times so I call bullshit!) anyway I said don’t care DD can’t handle stress and I can’t handle her (she’s asd) and now we’ve got boxes being packed she’s getting twitchy and disoriented. He went on and on about if anyone who wants to view between now and Thursday then subsequently buys it when I go with another agent then I’d have to pay him. I knew this but also know that the man buying hasn’t been through them and isn’t going to approach them this week to view so I’m fine, but god do he stress me out. So much so I was physically sick when I put the phone down. What a carry on, they’ve had House since July and not got one offer and only one second viewing all the while they were selling similar or worse properties in surrounding roads ! Just want to move now. 2 weeks today we will be in the flat and this will be empty and hopefully well on the way to exchanging contracts. Good luck all.
