Which areas in Bromley, Bexleyheath & Bexley are best for a young family?

Hi all, first time post so pardon the rambling!

I have 2 small DC 1 a baby & 1 just about to start school so good catchment areas is important as is proximity (< 1mile) to station (into main ldn stns) for work.
I don't know bexley area, but I heard that the schools are decent. Main search areas has been proximity to bexley/bexleyheath stns. (Not keen on welling or erith boarders) I am a bit concerned in the cultural mix here also.

I used to live in beckenham but know that my budget can't stretch there so have been looking at brom south, bickley, chislehurst, west wickham/hayes.

Can anyone shed light on what ares/streets would be good value, family wise & monetary & which to avoid. Budget is around £480k for 3 bed. Any advice would be welcomed!!!

I live in Hayes. Lovely area, great schools, and has a lot of lovely green spaces. Come to Hayes!

@Skippy I would love to, just need to find a decent property in my budget. Had DC at PRH so many a time driving through WW & Hayes hence why it became a search area!!

We are selling our lovely 3 bed house for 485... in catchment for 3 good schools- churchfields, balgowan and Alexandra infants (I think catchments have opened up as not many people are moving). If £500 is your budget there are loads of houses too really near us for that or less- if you did want to stay in beckenham!!

Petts Wood is a lovely area to bring up children and has the outstanding school of Crofton. It might be a struggle on your budget but a do-er upper on a road or backing onto the railway may just make it into that bracket. On the edge of Petts Wood is Crofton, the Place Farm Estate which will be in budget. Compromise is a longer walk to the station and 1960s architecture but you’ll certainly get a home with decent sized rooms in your budget.

Thanks @petts wood. Have started looking here within 1m from from the station and have seen that it is a little cheaper than WW/Hayes/Bickley in places. Petts wood is as far as i would want to go towards the east as it seems more further out.
