Landlords expectations of tennants when leaving?

Hi, we will hopefully be handing our notice in on our current rented home in the very near future. Have been here three years and have a lovely fair landlord.

We are hopeful we will get at least some of our bond back, which is in the deposit scheme, but i was just wondering what landlords expect of their tennants when they leave?

I am planning on doing a deep clean but how deep does this need to be? Would a landlord arrange a clean as a matter of course between tennants any way?

Any damage we have done to the house we have repaired as best we can but there is a lot of wear and tear e.g. scuffs on the cream paintwork. Whole house is cream.

The house has a damp problem so a fair few stains / damp patches on the upstairs ceilings / walls. Also plaster missing on parts of ceilings where screwheads are.

Unbeknownst to us the shower screen was not fitted correctly in the bathroom. We didnt realise as we have a cabinet there and basically water was leaking and has rotted some woodwork alongside the bath. Once we realised the shower sceeen was removed and a shower curtain put in its place but unfortunately the damage was already done.

Just recently a piece of decking has gone through and it feels very unstable / unsafe so i guess that is rotting.

Any advice?

Thank you. That's a helpful list. Pretty much what we were intending to do although i never thought of the radiators for some reason!

Yes definitely aware of the damp issues and has seen the damp so doubt that will be a problem. They may be glad to have us out to try and look at a more permanent fix.

wear and tear!!! getting full value would be betterment. not allowed.

flooring in rentals is assumed worthless after 8 years. paintwork 5 years or less.

I fail to see why, if a floor was in perfect condition, it is written off after 8 years. I took great care of the floor in my study before I let my house out; bloody tenants used a wheeled chair and hid the damage with a rug, and had gouged the laminate, so it had splintered. It would have been upwards of £700 to refloor the room, and I got £45. There is something to be said for the Belgian system where there is no wear and tear; you damage it, you pay for it, and the leaving inspection is upwards of €200 for the inspection.

When I have left my last two rentals (MOD and then a private rent, both in Belgium), the house has been pristine from the backs of the toilets to the inside of the window frames and the shutters, including windows cleaned inside and out; wooden floor polished, oven and hob gleaming to the garage floor and doors being steam cleaned. All the tops of the doors were cleaned as well, as that got checked both times, and the skirting.

scary - because the assumption in England (and I think the rest of the UK) is that normal every day wear and tear will take place and this is factored into the rent . Ie the landlord will be able to save enough in rent to make good damage

(I feel your pain though - we let our house to a tenant with a dog, who paid a higher deposit because of this. The dog's claws damaged the wood flooring - but our estate agent advised that the scratches were "wear and tear" and we couldn't withold rent to cover the cost of repair Angry )

Oh that's good to know. Tbh i'm not hugely bothered by the bond it wasnt a massive amount it would just come in handy when buying our new place as we need flooring throughout as it is a new build which will set us back a fair bit. Also need new bedroom furniture now due to ours being ruined by the damp so all expenses.
