How much will it cost to refurbish 3 bedroom house built in 70s, lived by OAPs

Hello friends, I am really in need of some advice. Just saw 3 bedroom ground floor flat which needs complete modernisation. The cost is too much as compared to other flats (since being on ground floor and a garage) and I have to make an offer. Have to move my family soon.
Any suggestions welcome.

Whats the square footage and can you do anything yourselves?

Am assuming new boiler, pump and some rads
Rewiring
New kitchen
New bathroom
Carpets and hard floors

Do walls/ceilings need stripping and relining?

The property is about 800sq ft and you are absolutely correct about the jobs that needs to be done. I have done a property evaluation as yet and I assume that might also come up with few surprises. Unfortunately I won't be able to do much by my own since lack of time and experience.

Depends where in the country you are. But ch and electrics sound low to me.. I would reckon double that if you are anywhere near London

We did this exact thing.

Central heating 4000
Bathroom (wall down etc) 5000
Rewire 3800
Kitchen 8000
Paint etc...god knows but at least 1000
Carpet @ 500 a room roughly
Garden work Inc greenhouse 3000

Obviously this is extremely dependent on time you have available but i recently created furnitutre from pallets for less than £300.

Pallets = £50 for 22 ( incs delivery)
Output:
bench seat with storage (can you tell I'm a wee bit impressed with myself?!)
Bedside table x 2
2 beds
1 (enormous) dining room table
1 coffee table
1 shoe cupboard
9 x shelving

Extras to make above look good = £100

10 pallets left over wondering what to do with.

Time to complete above ( and I swear I am a novice / making it up / supplementing knowledge with youtube): approx 6 days

Not included in above: drill or electric sander

I would say around £20000 as a minimum. I renovate properties and as hard as I try i rarely manage to do them for less that £20000 if they need kitchen, bathroom, heating, windows etc.

In London I’d say a blankpark figure would be 50k to a nice but not high end product. Obviously stuff like how much you want to spend on kitchen can vary a lot.

I’d say £30k for a budget renovation and £50k for nice but not high end.
