Advice Loft conversion layout !

Hi

Just started a loft conversion. The house is a 1930 3 bed semi, 2 double beds and a box room.

The loft will will be a bedroom with an ensuite (or separate bathroom).
The plans have a landing with a velux over and en suite. The builder has asked me if I want the landing or want to incorporate in the bedroom !

I know the loft room won't be huge but can't decide if I should have a landing or door straight into the bedroom with a small square landing as required by building regs. A separate bathroom or en suite.

My architect had put a false wall to act as a walk in wardrobe but the builder has told me that his measurements don't leave enough head room argh I am only day 2.

I am trying to work out the best way to maximise space. I have looked at a million pictures for inspiration but just can't visualise the space I would have.

I would be really grateful for advice from anyone who has been through this and tips of do's and don'ts .

Depends on size - if possible I would much prefer a landing plus door to bathroom and bedroom i.e. non en-suite but your own bathroom essentially.

However if doing that meant there wasn't enough space for a super king bed and at least 2 double wardrobes then i'd have no landing and an en suite

I prefer a big bedroom and en-suite in your situation.

I would have an en suite rather than a bathroom to give you more space in the bedroom.
Are the stairs coming in off the box room?

I was going to have the same size bathroom / ensuite it was just whether to have it separate off a landing or in the bedroom. I suppose not having it in the bedroom means that there won't be a door in the bedroom to what would be the ensuite and more wall space versus less space in the bedroom for a landing - if that makes sense !

We have a very small landing and went for a separate bathroom which means if needed the children can use it without going through our bedroom.
