Sale price agreed not sure I want to proceed

So we have made an offer which has been accepted 50k under the asking price which we were amazed at! We are now having second thoughts due to a couple of reason and we probably won’t carry on with the sale. I feel really bad for the owners as they have waited almost a year to sell and was that desperate they were willing to take a massive hit on the house.

What reason can I give that we don’t want to carry on with the sale or do I not need to?

We pulled out after an accepted offer, and yes I felt bad but ultimately it was the best decision we ever made as the house we ended up in was 10000x better value and better overall. Trust your gut

300m is a long way away from a railway line! What's the problem with it being there? Noise?

What's the personal matter that bothers you?

300m is miles away from a train line
4 days is no time at all... just pull out... you haven't wasted any time. If anything it would make others who were thinking of offering buck their ideas up and offer if it comes back on. Don't feel bad about it it's not like you have strung them along for months

300m is a long way - perfect for using the train and for not being bothered by the trains.... have you dc or family who might use the train? Because it sounds great.
The personal information reason does sound batshit. At least if you tell them the reason they can think if they are that odd they probably dodged a bullet further along in the process.

the trainline wont be an issue - so it there anything else other than the personal information

As others have checked, if it’s the noise of trainline that’s the issue, have you been to listen how loud it is? Did you not hear it at the viewing?

I would be amazed if you can hear a train from 300m away... Unless there is just an open field between you and the line... even then I think you would have to have amazingly good hearing

I would rather hear trains than traffic. 300m is a third of a km away. That's a huge distance in an urban landscape

I currently live 300m away from an overground tube line (in London), and it's great. We don't hear any noise from it, and its so, so convenient for hopping on.

See how noisy it is before you decide, it might not be as bad as you think.

I have a cousin with an amazing house which backs on to an overground tube line, we never, ever hear it at her house, I guess you just get used to it really quickly.

It all depends on the train. If it's a high speed commuter then 300m of field between you and it won't be enough (or wouldn't for me!). If it's the tube it's fine. The personal info bit is slightly baffling. If people you are never going to interact with again knowing something personal is enough to put you off then you simply don't love the house enough and that's a good enough reason to pull out. But do it now and let them get on with it. Just make sure you properly check out the next house and keep your mouth shut or you'll get a reputation as buyers who aren't serious.

For context if you live that far from one of the local primary schools where I am you might not get a place!

The people are moving to the same road a few doors down to a smaller house. They know a lot of people on the street and area and we didn’t want people to know where the many came from.

I had to tell the EA Where the money had come from because of money laundering issues and they had asked me so I had no choice! But I thought it was confidential information and they should have passed on.

I know they have to tell them we were cash buyers but no where the money came from.. I wouldn’t of said anything but the EA said we had to say.

It's up to you. Pull out or don't. If the houae isn't perfect, it's a lot of money to spend on something you're not happy with.

Regarding those saying having Train line so close is super convenient, that's only the case if she is also close to a station, you can be close to the line without being convenient to a station. We used to be super close to M25 but was much more of a hassle to actually get to the nearest junction.

You are totally overthinking this, but ultimately it's up to you. If you don't want to live near the trainline, that's reason enough.

Pull out today before anyone wastes any more time. If the EA asks for a reason, just say based on further consideration, you don’t want to live so close to the trainline (rather than whoops we didn’t check the map, which just seems daft now).

With regards to the EA repeating something private, don’t tell anyone anything you don’t want to be repeated. Also, EAs don’t generally check source of funds (that would be the solicitor). Next time, tell the EA it is savings (and show bank statement if necessary), rather than the actual reason of a lottery win etc.

I have every sympathy with you. Our area is also full of gossipy people who move locally and it is really not nice feeling everyone knows your business but somewhat unavoidable. In Scotland you can mitigate the problem a bit by using a solicitor you trust and negotiating via them rather than directly with EA.

Don't feel sorry for the seller. If they can afford to accept an offer £50k below asking, have been on the market for ages and are properly motivated to sell then they should be marketing at a lower asking price to get a deal done.

We live nearish railway line, as in ca see it from the end of the road but never hear it from the house as there are buildings between it and us so that may not be an issue.

Agree if you're going to pull out you should just get on with it. I also don't see any issue with raising your concerns re lack of confidentiality with the EA or even their boss - if their big mouths are costing them sales then they will probably be motivated to exercise more discretion in future.
