Vendor taking the cooker

We're due to exchange shortly, buying a former rental property.

I'm leaving my cooker in the house I'm selling, I'm just interested as to views on this, because we found out today that the people we're buying from are selling the cooker on Gumtree.

I'm a bit miffed its not included as the solicitor counted it as a fixture, could be moved but not without expertise, eg gas fitter.

She didn't offer it to us, and I'm loathe to buy her 20 year old cooker from gumtree for £395 (which we don't have) but new ones are c. £1000 as it's a weird shaped thing.

Is this a thing? Take the cooker? Am I being unreasonable to think that it was part and parcel of the sale?

She offered me her 20 year old dishwasher for £75 last week, and I wonder is this a spiteful move. I declined because we blew our budget to get sale agreed and my dad has a nearly new one I can have for nothing.

Sorry this is so long. Opinions please. Be gentle, I feel like a scrounger for even expecting it!!

Check if she had included it on the fixtures and fittings list. If she has, then she can't sell it.

If it's freestanding - whether attached to a gas pipe or hardwired in - then you can't expect it to be left. Built in ones, yes. If they're selling it for that price on Gumtree I think they're unlikely to get it. They may end up leaving it.

I was taking my cooker when I was selling my house. I always said I was taking it though. My buyer was going to buy a second hand version from ebay.

It is odd they never mentioned it though. There is a bit on the form where you can say how much you want for certain items. I wonder why they didn't just ask you .

The house we were buying (it all fell through ) sold again a year later. We heard the sellers took out the woodburning stove without saying anything! Their buyers pulled out because of it.

I'd she's renting she might have bought the cooker herself.

Depends if it's built in or freestanding. I would expect a freestanding cooked to be left behind - same with a fridge, washing machine etc.

It's not a given kitchen appliances are left no, you need to check the form to see if she said she was leaving it or not

It's quite common to offer to sell it to you or they remove it. I've always left mine though.

when she realises she'll have to pay for it to be disconnected and then pipes/wires made safe, then have to clean and physically move the bugger out I bet she'll become a good deal less interested in Gumtree.

I'll be very surprised if she actually takes it.

Thank you. I've asked for the fixture and fitting list from the solicitor but he hasn't come back to me yet. Thank you for your very considerate responses. We'll see tomorrow then! I just worry that she took the dishwasher decline badly and is going to strip the house! Maybe I'm overreacting and worrying too early!!

Is listed in the house particulars? It should say ‘space for a cooker’ if she’s planning to take it.

The oven may belong to the renter... not the landlord who is selling it

I know that it belongs to the landlord. She told us she chose it when the house was built c.20 years ago, and wondered was it too big for the kitchen but it turned out okay.

Our vendors did this, but they did offer us first refusal for a very old free standing gas cooker and grill for about £75. We declined and tbh I hoped that it would have cost them more to remove it before the sale! We used a microwave, slow cooker etc for a few weeks/months until we ripped out and refitted a new kitchen inc electric oven. Given the cost of the house I would have thought as a good will feature they would have left it. They bought a new build so I know they didn't need it, they just wanted to make money from us! We left a tall fridge freezer for our buyers at no extra cost and they really appreciated it.
