Selling flat in Mallorca

Has anyone got any advice about this please?

Issues are:

Not particularly desirable property for holidaymakers as residential rather than holiday type block - no pool, no view and gas canisters rather than mains supply. Also owned by elderly parent so bit old fashioned. However, three beds, two baths and well maintained. Should we use local estate agents or online? All the online properties seem to be very fancy and suitable for immediate holiday lets.

Is it better to use solicitor here who works across jurisdictions?If so, how do we source this? Is it very expensive?

My father is very elderly now and can no longer go out there. It costs a lot of money to run and maintain and we are worried about it being even more complicated to sort out if he dies. He also could do with the funds now to make his life more comfortable. We would never use it for holidays.

Would really appreciate any advice from people who have done this.

We sold a flat in Tenerife, but it was a long time ago (2002), so I don't know how relevant this info is. However, I used a local agent - important so he could show people round. It sold about six months later, and I had to go back to Tenerife for a flying visit to sign all the paperwork and have the money handed to me at the office of a local official (can't remember the proper name for them now!). You also have to make sure the documents are translated into Spanish and English and have the correct certification or they won't accept them. A local agent would guide you through all this, as ours did.

To add, obviously it is important to chose an agent who speaks good English (unless you are fluent in Spanish). I went to Tenerife to organise this, so I could meet the agents in person, hand them the keys etc. They were very good and kept us up to date with all viewings etc.

If you haven't already, you might want to consider a power of attorney to allow you to act for your father in the sale.
