Do you or would you live on an A road?

We've always immediately ruled out any houses on an A road but we've seen one (haven't viewed inside yet, only driven by) that ticks all our boxes...detached, well within our budget and a HUGE garden, about 1.5 acres which we've always wanted and couldn't afford it if the house was anywhere else. It's close to stations and buses for kids for school, also a 40 zone.
It's not set back really far but it's not sitting on it and it's not particularly busy for an A road, I've looked into wall sound proofing, triple glazing etc which we could afford but is it worth the compromise?
Where we live now is quiet but under a flight path and near a train line and we got used to that noise and don't even hear it now, would it be the same with the road do you think?

So scary moving after 14yrs and don't want to make any heart over head any mistakes !

Wouldn't even consider it with pets and kids. I can't sleep with traffic noise and the pollution aspect would really bother me. We walk our dog on a local heath which has an A road running past it. All the pools are constantly covered in a film of oil from the fumes. Let alone actually living right by it.

We back on to a busy A road. Don't do it. You'll regret it. We are currently selling. When we moved in we didn't think it'd be a problem but we've had a baby and it's getting busier and busier. I crave for quietness.

We sometimes stay in a house on the A12 in Suffolk. It's less set back than yours and with a smaller garden and the noise is not bad at all....

....But walking up to it from the village it's on the edge of is a nightmare. Articulated lorries passing within feet of you is not fun, especially with kids and dogs in tow. It's in a 30 zone but that seems to be completely ignored, especially by the lorries.

So the house is fine, driving to and from it is fine but being a pedestrian is not fine.

If I were you I'd spend a bit of time visiting using public transport and walking at busy times to see what that's like.

Looks like the houses along the A-road in the village we're moving to! It's a small quiet village but the road runs right through it

I used to live on one and in winter it was fine to be honest. Good double glazing but the windows did get dirty and it did need painting more often.

In summer we couldn't open the windows at the front as it really was too noisy for me to watch tv and I wouldn't have been able to sleep if the bedroom had been at the front.

So I would factor in the house layout - what rooms are at the front and things like acoustic fences are only so high etc.

I posted a similar question in the week actually! We went back for second viewing on ours today and still undecided but we do have two cats and young child to worry about. That looks like a decent drive to set you back though.

It's not really the noise for us as you can mitigate that (in our case we couldn't hear it anyway!) But it's the risks of the cats and child more than anything. And the lack of community but not sure you get that anywhere!

Arghhhhh we loved it! Going back tomorrow....couldn't hear the road at all from inside, could hear it in the back garden but forgot about it after 2 mins. The garden goes on forever and ever, it's a dream.
Biggest problem is the general traffic congestion 5 mins down the road but that's mainly due to road works as they are building some roundabouts to help the roads nearby flow better.

Such a hard decision to make! Hopefully a second viewing a good night's sleep will help 👍
