Why is my house not selling?

We listed our house in May and within 4 days we'd had 3 offers and sold our house for over the asking price. Unfortunately our buyer was going through a divorce and her husband suddenly changed their mind on the amount she was having (we'd previously had a letter from her solicitor showing where the funds were coming from) and she pulled out as she wasn't sure how long it would take to settle or if she would have the right funds.

As per her instruction we had moved quickly. The majority of our house had been packed up and move to relatives spare rooms and we were a week away from exchanging contracts.

We shed a few tears but quickly got the house back on the market. I fully appreciate it has only been back on for 4 weeks but we have only had 4 viewings (less then last time!) and things round here sell very quickly usually. We haven't had a viewing in 2 weeks.

To add even further pressure there are now a lot more houses in the same price bracket as ours that have come on for sale.

Estate agent isn't very helpful. We are chasing them but haven't heard from them in a week now as we got fed up of chasing them and waiting for a few days for them to get back to us. However, we haven't had any feedback that says it was too expensive just it didn't tick all their boxes.

I didn't know if anyone can advise what to do - I also realise that the summer holiday period really kills it a bit but just so disheartened!

Luckily the people we are buying from don't seem too bothered yet but I don't know what I'd do if they turned around and gave us a deadline! They are a deceased estate and it's almost our dream house!!!

Any advice welcome.

I don't really like townhouses so it wouldn't be a house I would choose but it seems to be very well presented. Plus you have gorgeous views!

The green and blue 'lights' I suspect are light sabres? Not something that would put me off Smile

I hope you get your offer soon, but def get onto your estate agents as its not currently on tne market according to rightmove.

No longer on the market. And consider toning down paint/wallpaper. You are asking for a move straight in kind of price but a lot of people would struggle to live with those colours. I would expect to pay a bit I was for having to repaint the whole house.

I think it'll sell but your EAs need to pull their fingers out - it's only down as listed on 3 July and virtually everything else in the price bracket is sold.

It would be useful to have the dimensions on the floor plan. It just makes it easier to understand what you are looking at in the photographs.

I end up counting kitchen units to get an idea of the size of the room. Annoying.

I would repaint kitchen and upstairs hall in neutral. Try and do something to make the kid’s room look bigger / less crowded; and get rid of that handrail in the garden.

I would also consider pulling it off the market now and putting it on as a new listing in early September when many more people will be looking.

I’m not a fan of the decorating, could you re-paint in neutrals to make it more of a blank canvas for prospective buyers?

I think I’d maybe try and tone down the hallway (dark colours), and probably the kitchen. I’m suggesting hallway because it’s easier than doing the upstairs landing.

And the small bedroom- I’m not sure there’s much to be done, but it is VERY small.

As soon as I saw it's allegedly no longer in the market on Rightmove I'd skip it. That needs to be fixed ASAP.

Why on Earth isn't it listed as available?! There's your answer. I'd go mad at the estate agent. I think the lime green in the kitchen needs toning down.

Could you make the little bedroom look a bit less tiny? Maybe with less furniture temporarily. It looks very cramped at the moment and I would think it was too small to use as a proper bedroom. If it just had a single bed and a bedside table it would look much bigger. Can the other bits go somewhere else for a bit?

Those views....Wow!

The main reason is surely because RM says that it is sold

Other minor things:

  • is it a garage (per floor plan) or former garage (per description)?
  • the wording on the loft is a bit weird ("may be ripe for conversion")
  • the decor is bold, but shouldn't put a serious buyer off. I'd lose the blue and green lights, though

The zombie right move listing aside, what would put me off is the following:

The view from the living is stunning and I understand that’s the focal point but it doesn’t look possible to actually watch the television from the angle of the sofa. I’d be concerned that I couldn’t fit my furniture in a way that actually worked for me.

The kitchen-diner looks very small, it doesn’t look like you can really fit a table in there hence why yours is pushed up against the wall. Can you get a different table/put it somewhere else so it actually looks likes there’s space for the family to eat together?

The tiny kid’s room. Get the photo redone without that Ikea storage unit in front of the window.

Ditch the photo of the landing, no one needs to see that online and the wallpaper (and sorry to say the thought of having to teeter on a ladder up the stairs to strip it) is more likely to put people off than anything else. If they see it during the viewing after they’ve already (hopefully) fallen in love with the downstairs then they’re more likely to look past it.

That said it’s a beautiful house, in really good condition and the view is a real wow! Wishing you lots of luck.

There is an article in today's Telegraph saying that many sellers are now insisting buyers pay above current market value for a property, but that mortgage companies are often refusing to lend on the agreed price because it is based on an estate agent's over-valuation.

OP, both links show me that it's not on the market now too.

Things that put me off:

I hate pebbledash.

The radiators look rather old - does the central heating need updating

The mosaic tiles in the bathroom are rather over powering; I'd want to get rid of them around the top of the room and paint it or have neutral tiles instead. I get that you can't do that before you move but it's a big job for a buyer to do. Maybe you could add a larger plant on the window sill and some other colour to the room to detract from them?

The garden is overlooked by the neighbour's extension - this would be a showstopper for me.

I know it's most likely a building control approval issue but I really dislike the doors between the house and the conservatory. Again, I know you can't really do anything about that but the cost of putting in bifold doors would put me off. Actually, so would a conservatory unless I knew it had the proper roof and so on to avoid the freezing in winter roasting in summer issue.

I don't like the arch through to the kitchen so that'd be another job I had to do.

On the plus side, I love the bright colours.

I found it on all 3 major ones, as available. However.
It states "Guide price" and Guide price is an indicator of an auction at least for FTB. That puts people off.
If you are not selling in auction, have a very stern talk with your EA

If you don't like wallpaper you can paint over it - no need to get up a ladder and strip it off.

Hmm, IDK why it's not selling - honestly OP, I have looked at the right house this time and I like it :-) I love the views and I love the bright colours.

If I was older and infirm all the stairs would put me off but I'm a slender and super fit 50 something year old in my dreams

It does say no longer on the market though.

Decor would put me. It is not in move in condition. Although peoplex are saying it only takes a coat of paint there are a lot of people who won't want to move in and start decorating straight away.
