House near a bypass , would you buy it

Hello Mumsnet, we have found our dream house not far from an A road by pass. It ticks every box and comes with land. It’s not that noisy because the bypass is higher. It’s not visible from the garden. A friend mentioned that the bypass would put them off and now worried about resale values. Please advise...

Where I live, there is a bypass around the western section of the town. The most expensive houses are here. They sell. They are still desirable. The road is in a cutting. Try and spend some time in the locality and see what you can hear. The road outside the house would do. Is it a constant hum or is it intermittent? We are above the bypass and some distance away and the main problem is noisy motorbikes. It’s a bit of a racetrack. Have a listen at about 11 pm.

Is be concerned about inhalation of exhaust fumes from the vehicles tbh, if its as close as you describe. Plus road noise, vibration, sirens, potential road works at some point etc.

Is it dual carriageway too?

I have checked the air pollution and it’s rated good, much better than most cities. It’s on 5 acres of land with its own lane to drive to the main house. It’s next door to a primary school. It’s on the cusp of the city. The noise is not bad when there, it’s more about resale. The bypass is raised so no risk to kids etc. The house is on a quiet lane.no traffic. The bypass is the issue

Well the air pollution would have been my main concern but you say that's ok. No one knows what the resale value would be; depends on the market at the time. Sounds amazing! Grin

It’s not in North Yorkshire is it? I know a house just like that!

Check out previous selling history on nethouseprices or similar. Compare to others in the area of similar size and land not near the bypass.

How long has it been for sale? Compare that to the average for the area?

Assuming the bypass isn’t brand new, history should show you where you stand.

I think I know the house you’re on about but don’t want to reveal as I see it’s “under offer”
Does it have a brook within its grounds? About 100m from the bypass?

If so very nice house!

That close to Bristol you’ll have no issue with future values.

I know someone who lives on the a370 and they sold their house easily for the correct amount it should of gone up in their ownership.
People are moving out of Bristol and see all these houses as a good trade off. Not that the above house is a trade off. Plenty far enough away for the bypass to not be an issue.

I have an A road near the back of my house. Can't see it but can hear it. It doesn't affect price or the sale of houses along my road. Noise wise it's louder at some times than others, it seems to depend on which way the wind is blowing. Evenings and night time is quiet. You do get used to the background 'hum' it doesn't bother us at all.
