Hi All

After trying to find relevant information on HIPs i came across this..

Hips 101 an overview for reference.
If your home has less than 4 bedrooms, you are HIPs or home sellers pack free. The start date for the HIPs roll out has been put back to August 1st 2007.

Hips are not required at all regardless of home size, if you put your home on the market now. If your home is continuously on the market and not sold, then a HIP will not be required until 1st January 2008.

Private sales to friends colleagues family members do not need any form of HIPs documentation regardless of home size.

Now for the Fun bit be HIPs free, save £300 to £600.

There is no legal definition of 4 bedroom or larger properties.

If you have a large home 4 bedrooms and more, you can be HIPs free after August 1st 2007 by marketing your home as a large 3 bedrooms plus box room or even with no bedrooms at all.

So there you have it, save £300 to £600 by not having HIPs. No Energy Performance certificate needed.

Sell your home HIPs and hassle free when you want to.

I'm dubious tbh, surely any purchaser will expect and want that information anyway as it can save them money and time. It is only a temporary hiatus for "smaller" homes to phase the system in. HIPs site

I think I'm one of teh few people who doesn't think HIPS are wholly bad. It was teh delays over the searches which delayed our move.

Plus if you market your home a 3 plus a study you're automatically filtering out those who look for 4 beds+ via websites aren't you?

The Government don't seem to care how much this messing around are affecting firms TBH. DH's firm have a large convayencing department and have spent a lot of money getting ready for HIPs, and have emplyed 7 new member sof staff to deal witht he extra work. This has now been delayed - yet the firm have these staff employed ready. Their jobs are currently at risk...and the Govern,ent have caused this.

After talking over the hips thing with my solicitor.

He made a valid point-

The searches in the packs need to be the local authority searches and not the Generic ones that the Hip providers are using.

So for eg you put your home on the Market get the sellers pack

You sell your home the buyers solicitor sees the searches and refuses to accept them as he and the building society want the Local authority searches.

Causing more delay and expense, plus the buyer can sue you for the cost of the new searches.

So these HIP providers are going to cause more chaos cost and delays.

Just the thing HIPs were supposed to Reduce

ah but you will discover thing like whether it is on a flood plain or lacks planning permission/building regs far earlier in the process than at present.

but to do so would seriously limit their market - we'd never have bothered to go and see one described like that (although many we did see perhaps should have been !). tbh it should be based on square footage if they wish to target larger, less efficient homes.

Hello LIZS must stop meeting like this..

Is it not the point that the HIPS or sellers pack should contain the correct searches from the begining.

As far as homes are concerned who says large homes are less efficient, and when was the last time a 4 bedroom home actualy had 4 bedrooms that you could put a bed and a wardrobe in,,,

Ours is three bed with study/garden room. Some have tried to sell similar as 4 bed in past, which is really odd - won't now!

The 4 beds here are very much 4 beds though. Some are huge!!!

I would imagine that the 3 bed plus study loophole will get closed pretty sharpish!
