Buying a new build - warranty question

Hi

We have been waiting to exchange for a few weeks, everything ready at our end. Our seller is buying a new build (which is ready). We were hoping to exchange this week, but apparently there is an issue with the warranty on the new build. The EA is being very vague about it and potential timescales waiting for this - has anyone purchased a new build? Any idea of timescale to get this in place?

Until the warranty is in place the mortgage company can't lend money. All sorts of things could be holding things up. Do you know who the warranty company is? Don't know how they all operate but the likes of LABC, Premier and NHBC have building inspectors that inspect the properties during construction and surveyors and engineers that review the sites and look at the drawings. It could be that there are things the building inspector has noticed on site that haven't been built correctly or information the engineers have asked for that the builder hasn't provided or that there is an issue with. Generally builders are keen to get the warranty in place as soon as possible so expect there is some issue, it could be as simple as the site drainage or roads haven't been finished yet. Our vendors were buying a new build. It was a nightmare tbh. My understanding was that their house was ready but that the house next door wasn't and for that reason the building surveyor wouldn't sign off the property and therefore the warranty couldn't be sorted.

I hope it gets sorted. We were lucky that our EA was being very proactive - but both us and the vendors were using them so they have a vested interest and it was easier as it was just them and not having to talk to another.

thanks for the info. We are also using the same EA so will make sure we pester them and try and find out whats going on. We arent in a massive rush so happy to wait but would be nice to have a rough idea of timeframe!

We have just recently bought a new build. The process for ours was that 2 weeks before the expected legal completion date NHBC inspected the property and at this point they signed it off as ready, we were then issued 2 weeks notice and our completion date was confirmed. If there is a delay it suggests that there has been something that NHBC (or similar) haven't been happy with and unless you know what that is, its hard to say how long it could then take.
