Would anyone be interested? There's a seller one, so why not a buyers.

DH and I are first-time buyers. We've squeaked a 10% deposit but it looks like prices are going up and up here.

Viewed a house on Monday, but the vendor isn't accepting offers yet (Hmm).

My liberal democratic morals have just been sorely tested too by the sting of a £10,000 stamp duty quoteConfused

Hi. We’ve had an offer accepted and we’ve got 5 more weeks to go until moving day! I need to pack up and there’s quite a bit of paperwork that needs sorting! My Dh is being very organized with the paperwork thankfully, and I’ve started the packing and I just need to crack on!

We’re in Australia so I’ve had the kids off school for two weeks, school holidays and when they’re back I can try and get boxes packed!

We’ll need to give notice on our rental property pretty soon, so we’ll have to suffer through the viewings.

HopefullyMoving · 21/07/2018 09:03

When did everyone start packing up? We are hoping to complete on 31st August and hoping to exchange asap. We are ready with the sale but the purchase is early days. My gut feeling is to wait until exchange but not sure if that's too late. I guess it depends on how much stuff someone has so it's a stupid question really!!

SockMatchmaker · 21/07/2018 10:49

zebra how much do you want the house? You might find saying you’re exchanging with your buyer next week and taking a 6 month lease on a rental while you look for somewhere else might motivate your seller, after all they can’t buy if you don’t. (We had to say the same to make our move possible, though it wasn’t an empty threat, we were prepared to carry through)

SockMatchmaker · 21/07/2018 10:53

We started packing quite early but a lot of that was so we could go through things and bin/charity shop it. Plus we have a garage to store stuff so it wasn’t cluttering up the house if things went tits up and we needed to re-list. So depends what storage you have and how much stuff you need to get rid of?

Different places in the country are experiencing very different markets at the moment. Places around the country that have been pumped up by London money have started falling over the last couple of months, whilst places that Londoners have not been interested in are still going up. The picture is constantly evolving, and I think any buyer would be wise to keep an eye on it before committing themselves.

zebrapig · 21/07/2018 11:08

@SockMatchmaker We want the house too much to do that unfortunately. It was our original plan but then we saw this one and it's just right for us. It could be months before something else as good comes up and rentals round here are expensive for the size we'd need

I'm feeling slightly more optimistic this morning.

Two more houses have gone up for sale in the street we were looking- the one where the vendor wasn't accepting offers yet (ie ours was too low). They're much of muchness really, one has a newer kitchen, the other gets more sunlight, but hopefully it means that bidding won't go insane.

Hi all,

can I join?

My DP and I have been looking in London since August, but really started making offers in May. I've actually lost count of how many offers we've made so far. All rejected. The sellers live in lala land and it's quite frustrating. Also, there has been three separate occasions when the EAs stood in the way of the sale proceeding. I seriously wonder why people pay them. Recently, we made a 4% under asking price offer and the EA actually gave us an ultimatum of either offering the asking price or going away, so we waved him goodbye, that flat is still on the market. Meh... Fed up!

blinkineckmum · 23/07/2018 11:22

Ahh! Just made an offer on our 2nd house! So much more £ than our first (but we do have 3 kids now). Scary!

MissCherryCakeyBun · 23/07/2018 11:45

There is a Waiting to Exchange thread where until Friday I was posting most days.

Aph413 · 23/07/2018 11:56

Can I join? We had our offer accepted on the 4th July. First house and the first viewing but we took a while to decide if we even wanted to view or buy it first. Currently waiting for the mortgage valuation and the local authority searches I believe.
We're first time buyers so we have no real idea what we're meant to do in the interim.

HopefullyMoving · 23/07/2018 21:18

So lost paperwork is the reason for the delay from our buyer. List in the post - how annoying!

Anyway my solicitor finally has enough to get started on the searches. I'll have a report from her by the end of this week, early next.

I really hope she was trying to manage my expectations but pulls it out the bag by end of this week.

Anyone else hate weekends because NOTHING HAPPENS!!!

blinkineckmum · 24/07/2018 11:34

My message made it sound like we have 2 properties. It's not that. We're selling our first home to buy a bigger house for our growing family! Not heard if our offer has been accepted yet... but in the meantime a house has come up around the corner for £75k less! It's a doer upper. We can do that, we've done it before. But with 3 kids? Worth it for the extra £every month? I think so... tempted to look at it...

ToBeClear · 20/09/2018 11:26

Valuation done yesterday and offer made 3 hours later from Nationwide!! Hooray!!! Looks like we're completing end of October.
