(sorry wasn't sure how to word title)! If a property has received an offer, is the estate agent obliged to tell you the position of the people making the offer if they are asked, ie if they are proceedable? Agent seemed a bit cagey when I asked this question - we've expressed an interest but have a property to sell, agent called me to say they've received an offer (and told me what the actual figure of the offer).

They work for the seller. I'm surprised they told you the actual figure but perhaps they are just being upfront. Or perhaps they have plucked a figure out of thin air in the hope you'll offer more. Point is, they don't have to tell you any details about the offers they've received.

Make an offer if you want to and state your position.

Thank you wowfudge. I asked because I know agents legally cannot misrepresent offers and wasn't sure if this would fall under that - a non-proceedable offer is not an offer in my eyes. You're right though, I am disregarding the info and we will make an offer we feel appropriate if / when we go sstc.

I didn't think agents were allowed to disclose figures of previous offers but it's only what I read online so might not be right

There is no legal reasons why an agent can't disclose the value of an offer. Most don't though... and I believe the seller can tell them not to

I read that too but this particular agent has done it twice now, on two differently properties, without me asking!

No, I wouldn't have thought they had to give you the details of the other potential buyers/buyers who have made an offer. That's for the vendors to know but not other viewers. Sounds like the EA is just keeping you updated because you've said you like the property but can't buy it at the moment.

Hmmm, an EA telling you the actual amount of a genuine offer?! Hmm Unlikely. They just want you feel obliged to offer more.
