New build timings

We're interested in a new build that won't be ready until August if next year but the builders want missives concluded now. They are saying there no room for manoeuvre (we have a property to sell that has a full valuation home report - we're in Scotland). Has anyone been in this situation and managed to negotiate? Maybe paying a higher reservation fee or something? Or is it best just to walk away as there's no way I'm concluding the sale so far in advance.

We're not in Scotland but found Redrow totally unwilling to budge on this, we had to sell up and go into rented for 6 months, as their timescale was for exchange 6 weeks after reservation, and they wouldn't let us reserve until we could prove we had a proceedable sale on our house. We looked at properties with a few different developers and they all said the same thing, the only exception was where they were part exchanging which we couldn't do as we didn't meet the requirements.

Ah ok, thanks for replying! I just think with Brecht on the horizon it would be unwise to conclude this early with the uncertainty. Totally love the house though so annoy of a shame.

We reserved 6 months before our house was due to be ready, they wanted us to exchange within 42 days. We were prepared to do that but the sale on our house fell through leading to delays, they were happy to for us to exchange past the 42 days but wanted a weekly update to know that our sale was progressing etc. We ended up exchanging about 5 weeks before completion in the end. But generally, they won't budge unless you get so far in the process and something goes wrong.

Thanks for the info, really helpful. Sounds like it's there way or nothing so we're going to walk away and concentrate on an existing build.
