Winchmore Hill vs Leytonstone

Looking to relocate from zone 2 (Hackney). We have considered Walthamstow but not sure about schools. I have a boy and girl and want them to go to the same secondary so looking for co-ed. a few years off yet so also need decent primary's. What are these two areas like for families? We need things like parks, leisure centres, dance drama, sports activities nearby etc.

Def need to be north of the river and budget around £850k for 4 bed house....

Ah, it sounds like you probably wandered down my street! Perky Blenders at Leyton Midland station and Wild Goose down at Leytonstone are my go-tos (also work from home a lot) but agree Upper Leytonstone could do with a nice coffee shop. There is an M&S Food coming soon, though!

sound both those cafes looked nice. I think I'm going to have to get used to walking further for cafes etc but that's part of the trade off for moving further out. Good news about M&S food. As much as I love matalan and a pound shop, you need a mix of shops. Dalston still manages to keep everyone happy with its mix of discount stores, greasy spoons, M&S and vegan restaurants. It will change though although it's a balance between becoming a nicer place to live and pricing everyone out.

I grew up in Winchmore Hill and lived in Walthamstow for four years.

Primaries are fine I think around Leytonstone/Walthamstow, but I don't know about secondaries.

Schools in Winchmore Hill are great but it is massively more expensive than East London. Bush Hill Park might be more affordable, while still being nice and having good schools.

Really encourage you to get yourself back to Bushwood Leytonstone soon as you can and have a wander about roads like Leybourne, Leyspring, Barclay, Lister... so you are ready for when the next houses like these two, before they get snapped up.
