When to put the house on the market ? Aug or Sept?

Hi all,

We need 2-3 weeks to declutter and Paint the house. The plan was to put it on the market in the first week of August.
Do you think it’s better to wait until the school holidays finish (Sept)?

I would, especially if it was a family house, most people would be putting off any big decisions until after they come back from holiday.

It’s not really a good time if people are moving their children and trying to find schools. Lots of families like to be settled by 1 September. A local family won’t mind of course. Many potential viewers might be away in August.

If you can't wait until after Christmas I'd put it on in the last week or 10 days of August. People will be hoping to move in before Christmas and will be browsing Rightmove ready to get on with viewings in the first week of September when the schools go back. Generally speaking, of course.

I am going to go against the grain and say put it on as soon as you are ready. You will find less buyers about over the summer hols but the ones that are around will be people who seriously want to buy a house, not just viewing to pass the time. I know when we have been looking previously it has been really frustrating that very few houses come on the market over the summer hols/Christmas.

Market is usually pretty dead in august as everyone is on holiday - ivwould get it ready, have photos done and details done - can be marketed off line if you want during august and go live 1 September. Make sure to price correctly for selling unless you want to sit on the market for a long time.
