We have viewed this today. Lots of cosmetic work required but otherwise a lovely house. However the roof needs major work, I think we're looking at a £20k bill max.

I loved the garden and the bedrooms are all so bright and spacious. Attic can be converted.

Would you buy this? Any comments?

I would. I think if you can redo the house for 10% of the purchase price you’re doing very well. The roof is less than half that.

@Fucksgiven Yep that's one issue we have. Apparently it used to be on a much larger plot but they divided up the garden to build another house and sold it. This would be our neighbours, it's possibly a tad too close considering how rural it is. The garden is very nice but not large.

Oh it's lovely!

I would expect if the roof needs to be done you'll probably find the boiler/electrics need to be done as a dodgy roof tends to be indicative that there hasn't been a refurb in recent decades. The sink in the bedroom is suggestive of the same.

Kitchen needs redoing and assuming bathrooms also need doing given no pics?

I'd say all in you're probably looking at £150k to get it up to spec but it really is lovely.

What do you think?

As long as you're not expecting to move into a show home go for it.

I think it looks lovely. So much space, and good proper sized rooms.
However, it totally depends on you, your lifestyle, prices in the area, what you are looking for from a house, etc etc etc.

Some people want lots of land, for others a relatively lgarden is preferable.
Some people want rural, some want access to more facilties

and so n, and so on, and so on.

When you say 'lots of cosmetic work'. I was expecting a FAR different house. I think it looks lovely.

IMO, (well, as far as we can see from the photos) kitchen doesn't need doing - just some posters would prefer a different kitchen. That's not the same thing, in my book.

It's perfectly habitable as it is, if you're not the fussy type. The bathroom is very dated and has a separate toilet - this will need addressing. We might also want to put an ensuite in perhaps. The kitchen could be ok with a spray paint and new appliances. The carpets are not to my taste but look ok. We could do as much or as little as we want I think... but then that's the case with every project house!

Beautiful house but I’d want to gut everything except the fireplaces before I moved in. Although I am the fussy type. That said I’d rather buy it like that and do it myself than have someone’s else’s taste stamped all over it. Did I mention I’m fussy??! Grin

Just be prepared that if it hasn’t been refurbed since I’m guessing the 1980s then the survey might throw up more than just the roof.

No idea on the land being a resale issue as I don’t know the area but the garden as is would be perfect for me.

Beautiful house - potentially! Yes needs work (that kitchen!!!)

About the land. The garden is a good size. But it's a compromise. If you can afford that house on a larger plot, ie you have the budget for more, then no don't buy it and hold out for the right one. But if you can only afford that house because of the compromised garden, then yes. I think it's a reasonable size. Easy to maintain and looks fairly rural, not built up.

I guess it depends on your budget. Can you afford that house if it had more land?

It needs serious amount of work, I don’t think you can do it on £20k. You’ll need to check all the pipe work and electrics as well as cosmetic work, kitchen and bathrooms, I think you’re looking at no less than £100k

I think it's lovely and many people don't want a huge garden. I'd agree it's perfectly habitable, get a survey done just to be sure. Anything cosmetic can be done as and when you wish and can afford it.

@HopefullyMoving I guess not. This is top of our budget considering we have to keep money aside for the work. So it's either this, or less house and more garden (or a different location I guess).

@MissCherryCakeyBun Yeah that's another issue for me. That used to be the garden, at some point it was divided up and the neighbour's house was built on it. That's why the garden is small and the neighbours are pretty close.

@careerontrack £20k was just for the roof. I would agree that we'll probably need at least £50-60k to make it nice. My husband can hopefully do some of the work himself.

The ground floor windows are looking at an outbuilding, garage? then there seems to be a lean'to type conservatory or big porch tacked on to the house.

I wouldn't buy it, neighbours are far too close. Also check out ownership of the lane for access, could be a large maintenance cost there.

Thank you. We've decided not to make an offer for now and are still looking. We've accepted an offer on our house now though, so we will need to find somewhere to live!
