Dry ROT

Have viewed a property I really want to buy ticks all the boxes for my living , small village near train station good community , however what did not show on the Home Report is that the Roof is riddle with Dry Rot and will cost thousands to repair, can I still put an Offer in subject to the Owner covering the cost of the repair to the Roof and a lower price ?

Just been through this large Edwardian property with dry rot in every joust and beam they all have to be replaced. Get a proper quote as the seller will under estimate the cost to put right in our case as the ceilings also contain asbestos it is 250KShock. Buyer only offered to drop price ( which is in excess of a million) by 25K.
We walked away as we know that in addition to the cost it will take a long time to fix and we could not live in the house whilst the asbestos was being dealt with.

In the past we bought an Edwardian house with dry rot in the bay windows, which had worked its way round the picture rail.
We were well prepared as the house was a wreck and appropriately priced. It was costly and time consuming to get rid of, new wood box sash windows, plaster removed, chemical treatment and a huge mess.
Unless you’re really up for it, it walk away.

Thanks to both for sharing your experiences about old property , will need to have a long think about all this , then decide but looking like it is a walk away from it outcome.
