"Is that your best and final offer?" - how to respond?

We made a cheeky low offer that was rejected, and the estate agent asked us to come back with our best and final offer. There are no other interested parties that we know of. We don't want to pay more than we have to, obviously, but we don't want to shut the door on further negotiations. Tempted to put in another low-ish number and pretend that it is final (although I'm rubbish at lying!). What is the best tactic?

Interesting to read the 'cheeky offer' view, isn't that what Phil and Kirsty advise? First offer should make you blush?

The comment about wasting buyers time by listing houses at stupid prices made me smile, there is a little truth in that too I'm finding.

I do not think you can base your cheeky offer on the work you may wish to do to the property externally. Offer what you can afford and what the house is worth in it's current condition.
