Wisest thing to do - offering

Hello, we’re FTB in the North east and put in an offer on a house we loved back in April. It had been on the market for 9 months without any offers, and it’s not rural or anything, so we thought it was probably overpriced. It needs a new bathroom and kitchen and was on for the same price as one with a brand new bathroom and kitchen on the same street. So anyway we offered what we thought was very reasonable based on the property prices in that area, any more and we would be overpaying we believed. We offered 11% under the asking price. However the buyers bought it before financial crash in an area where it hasn’t really recovered (we were still offering to buy it for slightly more than what they paid) so they refused our offer. A few months later it is back on the market at the original price with a different estate agent (the old listing is still up too). I am thinking about ringing the new estate agent and saying we’d love to hear if there’s any interest/offers, however are we now obliged to go with the original estate agent, and therefore would the new one not want to help us as they want their commission? Sorry for long post I just wondered whether anyone had any advice.

You have no legal relationship with any EA, whatsoever. It is your prerogative to do exactly as you please. You could even put a note though the seller's letterbox asking the question.

The sellers are being greedy wanting what they emotionally want for it rather than the market price.
Unfortunately people like that are usually very hard to deal with and wont listen to reason. They obviously arent forced sellers so will wait until they get their dream price or stay put
You have no obligation at all to any estate agent.
My advice would be find another house

If you go to the new agent the sellers may have to pay two lots of fees...

@Lolly567 why don't you go back to the first EA and let them know you are still interested? They will be highly motivated to get the sale. This is what happened with our buyer, when they contacted our new EA for a second viewing I insisted they did it through the first agent so I didn't have to pay double commission.

Thanks everyone for all your advice- I went back to the first estate agent but they haven’t rang back- will see what happens!
