Letting agents being shits!

What's the protocol AFTER a formal, face to face check out after a tenancy, when the agents have told you to your face that everything is fine, and you will get your full deposit back.

And a day or so later they argue about weeds in the garden (July) that weren't there in the ''stock'' photo's taken over two years ago in winter.

Fuckwits! Made me cross!

It's not what the letting agent thinks about the condition of the place that's important, it's the landlord. How many weeds are we talking about? A handful or a garden full? What did the tenancy agreement state about garden maintenance? Oh, and their stock photo is the right thing to gauge the condition against, it's the actual condition when the tenancy started.

If it's a handful of weeds then go round and take them out and send the agents a photo.

Thanks wow. It was a 3/4 of an acre garden. A 'garden' that had been very neglected over the last few years, and the LL bought the property to get planning for 3 more houses on the extra surrounding paddocks.

We had only just had our 3 month check, and they said it was all immaculate. And gave a months notice at that time.
It was the face to face check out where they said they wouldn't hold any money, and obviously a day or so later they changed their mind.

Can't be arsed to fight with them through tds. I hope they choke on their money. P.S. Now four hours away, or I'd go back!

They should be comparing it against photos from just prior to you moving in, not 2 hears ago.

However, if you're talking a month with nothing being done on the garden before you move out yabu. A well manicured lawn can turn into a jungle in a whole month in June.

the opinion of the letting agent and landlord is not relevant . raise a dispute with the deposit protection scheme conc erned.

OP. Honestly TDS disputes very simple & straightforward. I've fought every deduction an agent/landlord has ever made & always got my deposit back. Quick form and done. In my experience they will always try it on. You could return a property in better condition than you got it & still they'll try and grab a bit more!

I Second going to the TDS disputes
what astounded me was they assessed the whole of our deposit deductions we had only disagreed with one and had from the start agreed to pay everything else.
We ended up paying way less than we had agreed with, before the mental claim the letting agents made. I would urge anyone who can afford it to dispute the deductions.
