Building Regs/solicitors search

I live in a bungalow that had a fully building reg compliant conversion in 1999. 2 bedrooms, a study and a bathroom were put in - there is no dormer, no third floor etc. We bought the property in 2004 and since then we have taken the studded wall down in the study and put it back up again further back into the eaves to create a bedroom. We didn’t involve the council etc as we mistakenly thought the moving of a studded wall 10ft didn’t require sign off. We now think it might 😱 we want to put the house up for sale- is there anyway this can be picked up? Searches etc ? I know we should admit to it but if we don’t I’d be grateful for some info as to when/if it would come to light. Thanks

I really wouldn't worry. The buyers can get an indemnity - you might have to pay for it - if it's an issue.

Once you've accepted an offer there will be a big questionnaire to fill in about the house. One of the questions will be about work you've had done and if you declare it they will ask about building regs.

But it doesn't sound like a massive deal, you'll be able to sort it.

But if I don’t mention it on the sols form at what stage would it come to light? Is the original application for building regs in 1999 likely to contain detailed drawings or just a narrative regarding amount of rooms etc - how detailed were they 19 years ago?
