Advice on potential house extension, with drawing!

Trying here because our useless local authority no longer gives planning advice!

We’re looking to move to a detached house and to extend. Have seen a potential house nearby but we think that due to the position of the house next door we won’t be able to do what we want.

So, see attached diagram. The house in question (that we’re looking at) is number 3. The concern is with house number 1.

We’d like to go double height on the side, where the current garage is and at the back. BUT, with the position of house no.1 it looks like it could be considered overbearing and causing issues with light etc.

Has anyone got any experience with this sort of set up?

sometimes they won't allow you to build too close to a neighbouring house if its a detached house to avoid the "terracing effect"

have you had a look at www.planningportal.co.uk, loads of useful advice on there.

Also look into the 45% degree rule.

After watching several Plan it Build its planning do worry about the space between two buildings if you do an extension. I can't remember the term, oh actually, it might be corridoring?

I’m less concerned about the space between the houses being an issue. The house on the other side, no. 5, is currently building an extension up to the boundary. Apparently, in our area this is allowed if there’s an existing extension/structure there already which this property does have.

More concerned about being allowed to go double height at the back and right across, as this is what could potentially be the issue with no.1.

It’s just so frustrating not being able to get even a general idea and the planning dept. solution to submit a pre-application plan at a cost of £250 for a house I don’t even own is just absurd.

Also to add, the planning guidelines on our LA website are so broad and general that it’s not possible to get an idea from them either.

I don't have any (professional) knowledge but I very much doubt you'd get planning permission for double storey across the back of number 3. The angle of the garden, plus it's size at number 1 would mean their garden would be pretty much dwarfed by the extension.
