Can anybody advise on building regulations fire escape windows?

We’ve moved into a newly converted house, initially as a rental and now to buy. First floor is in the eaves. Two bedrooms and a bathroom all opening off a small landing. No doors at top or bottom of stairs.
Master bedroom has sash windows - all fine. Other bedroom and bathroom and landing have velux type windows. Do any of these windows need to meet the requirements for escape windows? If so, I don’t think they do as they open (top hinges) with a winding mechanism that connects bottom of the window to the frame - ie this would obstruct anybody needing to get out.

What I can’t find online clearly is whether these windows need to be escape windows or whether the fact the other bedroom has escape windows is enough

Did you solicitor not request proof that the conversion met all applicable fire regulations? In all likelyhood they will have so theres a good chance its in the pre sale information your solicitor sent you.

There’s building control sign off, but this is what I’m not convinced has been checked properly

Need either a second means of escape from all habitable rooms which may be a window big enough, or you'd need a protected escape route to a final exit, ie leave the room into a stairwell which has compliant fire doors to all habitable rooms.

@johnd2 thank you. We don’t have a protected escape route (stairs have no doors and open onto open plan kitchen/living room)

Does a bathroom count as a habitable room? How strict is the height requirement? Ie if we are changing the windows to be a compliant escape window - they’re all currently over 1300 high at the bottom - would this NEED to be changed too? Or may there be some leniency around the height provided the windows meet the requirement

Bathroom is not habitable. The height is so that people can get in and out to escape or be rescued, it's not to help the people who make the regs, just think about whether it's reasonable to escape through that route
