How do I do this for 10k? Budget DIY advice needed!!

Moving house next month (hopefully).

New house needs kitchen ripping out and replacing, and has a huge family bathroom which we'd like to convert into a smaller bathroom and ensuite. We have a budget of 10k!!! Stepdad is a builder so can do some bits if we help with labour

Things that need doing

  • old kitchen taking out (stepdad will do)
  • some pipes rerouting and radiator pipes capping off
  • new kitchen fitting (stepdad will do)
  • creating a new ensuite and reconfiguring old bathroom
  • decorating (stepdad & us)

Am I in cloud cuckoo land thinking I can do this for 10k?

I'm guessing a kitchen and 2 bathroom suites won't be cheap, also will need flooring, tiles etc

Any ideas on how to do it on a budget?

A lot of people on here rave about diy-kitchens.com And have found they are a lot cheaper than elsewhere.

Keep the kitchen cupboard carcasses, sink etc and either buy new doors or print existing ones.

Look for things like taps on eBay, same with flooring, I bought amazing tiles from mandarin from eBay for £20, did my downstairs loo. They were spare left overs and there are loads on eBay.

With the bathroom, can you keep the existing toilet, sink etc? That will save a fortune.

Depends on the quality of finish but that doesn't sound doable to me. Id work out what's a priority and sort that first. Can your kitchen be refurbished rather than replaced?

The kitchen cupboards are knackered. Doors don't fit, shelves inside are manky. So saving them just isn't an option.

Hopefully be able to save the bathroom suite though!

Going to browse diy kitchens!!!

Also, if you take your time you're more likely to find good bits second hand.

My bil is doing up his kitchen with no money and just found a great range cooker on eBay for less than £100.

Prioritise the kitchen and worry about the bathroom and ensuite at a later date. It is not obligatory to do everything in one go.

I think you can do that. Especially if your dad isn't charging you.

Depends on size of kitchen, obviously. But I bought mine from IKEA, bodbyn for around £3k. I couldn't use the old carcasses as they fell apart! That's including cost of worktop and extractor.
My new bathroom suite and tiles (I got in a big tile warehouse.) was around £3k fitted. And that's with a stand in shower cubicle too.

It's the little things like lights and cable etc that you don't think of, that bump up costs.

I had to pay for fitters and mine still came in around £10k (they are mates rates). Plus they did plastering etc.

Look on ebay. You can find almost new kitchen units and bathroom suits for a few hundred pounds. They come from offices so the kitchens won't usually come with ovens though.

I think in that case spend the money on the kitchen and then start saving for the bathroom and room conversion.

IKEA kitchens are good and cheap.

Get yourself a spreadsheet op and start listing everything and allocating a budget for each cost. Have an "actual" column to record what you spend. If you go over on an item, or if you get something for free you can then jiggle the other figures.

It should quickly give you an idea as to costs and if your budget would work.

Good idea re: spreadsheet. I still feel like there are loads of costs I haven't considered!! But until we get in there I'm not sure what they are!!!

We've used diy kitchens three Rental properties and they are great. We got ikea, b&q, wren etc to do a plan and chose the best one and ordered with DIY kitchens. The carcasses come fully built so just can be placed and fitted, much easier and better quality than flatpack.
We got the worktops online too but from somewhere else as they were cheaper. Think the company had 'worktops' in their name!

Bathroom, we shopped around too. We managed both for about £8k in smallest property, £10k in mid size and last one with a big kitchen and larger bathroom cost £14 k so depending on size and your ability to deal hunt tirelessly and get your stepdad to tile shower etc, it is doable. Have a look on Pinterest for ideas and then shop your look on a budget. Exciting!

Was looking at IKEA and Wickes kitchens. Both seem OK quality. It's not a massive kitchen, hoping to get the kitchen itself for 2-3k

And yes to eBay bargain! We got a roll top bath that had been used once in a photo shoot...it was £40. No taps or anything but saved us lots of money. It was in London though and we are north Bristol...however, I was going to London anyway to see worktop slabs for our own kitchen so combined the trip.

Will you need new appliances as well for the £10k? Agree with upthread suggestion of DIY kitchens and eBay. Will you need new flooring as well? 10k is going to be tight. I’d agree with wowfudge that you should probably sort bathrooms later; creating a new bathroom will need doors, stud work, plastering, tiling, moving pipe work (is FIL a plumber as well?) and it sounds like you will need to redecorate kitchen, 2 bathrooms, 1bedroom and possible a hallway. Even doing it yourself you’ll still need paint and equipment...

In fact as your Stepdad is a builder you may be able to get trade prices on most things.

Ikea kitchen planner in-store helps you work out all the bits you forget about; and they can include appliances.

What you're describing with the bathroom sounds like a much bigger job- I'm assuming you'll have to get a plumber and a plasterer and neither of those are cheap. You could buy a kitchen and two bathrooms for under 10k, but even with a builder providing that side of the labour for free I'd be surprised if you didn't need the other two trades and that could be v pricey. But surely once you've chosen fittings your stepdad would have a realistic costs of labour needed?

Try travis Perkins - they used to do kitchens from same manufacturer as Wickes (benchmark) but prices were better

@Whattodowithaminute yes will need cooker, job, extractor, fridge freezer & dishwasher. And flooring. And yes decoration!!

What would be more realistic do you think?

I did my house (900sqft) for around £15k and that involved replacing front door, some windows, plastering, flooring throughout, rewiring, new kitchen, bathroom and full decoration.
It can be done!
