Almost ready to exchange - one last viewing...?

We are on the cusp of exchange. Eeeek so nervous as our last sale fell through last minute...

Anyway our buyer now wants to view one last time. I don't know how to feel about it - if you loved a house, wouldn't you feel happy that you've seen it and keep looking at photos? I'm paranoid that they're viewing elsewhere in the area and want to compare. They're chain free so timing isn't a consideration for them.

Thoughts?

Has the EA indicated why they want to view again? Their solicitor has probably advised them to check everything is as they expect it to be before exchange - it's a fairly standard thing although a lot of buyers don't do it.

I meant to say - be accommodating and friendly and ask if there is anything particular they want to do/know during this viewing. If you say no then unless they have been absolute piss takers you'll just look as though you've something to hide.

I wouldn’t worry too much. We saw a house last Saturday and made an offer same day, which was accepted. I’d love to go back again for another viewing just to make note of what I need to change and get ideas for my new carpets/paint/curtains etc.... and that’s only after an initial viewing 6 days ago. The photos don’t show everything I want to see.

Thankfully I can go to meet the surveyor when he does his visit next week, so I will get another look around then. Good luck for a smooth exchange!

God I feel for you. I had this exact thing happen. I was terribly upset and imagined all sorts. Estate agents didn’t know why. Once they arrived with a builder in tow it transpired that it was just to check if an idea they had was going to be doable. Phew!

I wouldn't immediately be suspicious, especially if it's been a while since the offer was made, and the last viewing.

They're about to buy a new home, maybe they just want to refresh their memory? Or are looking to buy some new furniture and want to check it will fit? Or want to ensure the property is still as it was when they viewed it? I.e. you haven't painted the lounge neon orange or something.

I can understand your anxiety but it's possibly unfounded. If you're about to exchange and they've shelled out for surveys, searches etc then it is unlikely they'll still be looking.

Thanks everyone. I feel a bit better - our last sale falling through has made me so jittery but we just about managed to cling onto the onward purchase. I can't see that we will be able to do so again if this falls through.

We've said it's no problem at all and said we'd love to meet them to answer any questions etc. We did say to the EA that we can steer clear if they prefer. Obviously I'll be on my best behaviour but also importantly will let them have a wander around alone so they don't have the pressure of us there.

Am in London and it's such a buyer's market at the moment, hence my mega paranoia!!

Its normal, I work in conveyancing. It’s just in case the sellers have decided to do something stupid. I’ve had one house where the seller took down living room a wall- they paid for it apparently so why do the buyers get to benefit 😕 the house fell though as the buyers didn’t want work of putting it back up again and fixing the damage.
Another one was the sellers got 2 new puppies and wanted to house train/get them to stop chewing before they moved into their new home. The puppies ate the stairs/carpets/blinds, dug holes in the garden, scratched doors. They were left all day while the owners were at work, and not walked. The buyers didn’t review the house until they moved in, it cost a bit to right the damage and they wanted no work to be done due to their health issues.

We’ve just asked to do another viewing pre exchange on our purchase.
We’re no less keen, but need to look at the house with the survey!
I also need to make sure I know what wardrobes to sell pre move and I absolutely must order blackout blinds for the children to be delivered to our current house before we move so we can put them up as soon as we move in!!

I also work in conveyancing and we do advise clients that are buying to make sure they see the property as close to the exchange date as possible because legally the seller must hand over the property (i.e. on the Completion Date) in the same condition as it was in on the Exchange Date (the date the contract comes into existence and is then legally binding). It gives the buyer reassurance. They can check that the pictures/mirrors/fittings that have been taken down by the sellers in preparation for 'the move' have not been left unsightly or damaged. I'm sure you'l exchange very soon! All the best.

We viewed just before exchange with DS in tow - we hadn't wanted to bring him before in case things fell through but felt we wanted include him and so he could get the idea of a new room and plan what he wanted to do with it - we decorated it from top to bottom as a priority after moving in as it was a haven to purple (floor, walls, ceiling and woodwork)! . It was also an opportunity to ask things like where's the stopcock, how does the boiler work, how does the ride on mower work (we bought it with the house)
As we did the viewing with the owners and previous viewings were all about the big picture of buying the house. The last one was about living in it.

We were worried by the exact same situation but it was all fine, they just wanted to measure for their huge tv and other minor details.

I did a last viewing a week or two before I completed. I really just wanted to check where electrical sockets, radiators were etc. so I could start planning where furniture would go - that way the removals guys could put it all in situ.

We viewed our house several times between offer and exchange!! In fact I’ve done that every time I’ve moved!! I find it weird that more people don’t! Blush

We are trying to arrange another viewing/homebuyers survey at the moment. Unless something completely unexpected comes up in the survey we have no intention whatsoever of pulling out but we want to go and check things like number of plug sockets and measure up for the sofa. A house is most people’s biggest purchase, of course they want to have a good look at it.
