Natwest mortgage

I've just applied for a small mortgage (around 40k a £160 deposit) through a broker.
I did the application form quickly when it came through.
I realised I've now missed out my student loan when saying what loans I have. I've never paid for as as my income has always been below the threshold. I also missed a credit card which I haven't used in a long time with no balance.

I'm now worried they will see me as dishonest in not declaring these and should I try to get through to them before the application is processed to tell them?

Our mortgage is with Natwest and as far as I can remember we didn't include the details of our student loans/nor were we asked for them

Thank you Autumn.

Are you paying direct via wages, if they ask for wage slips it’ll be on there anyway. Might need more than a £160 deposit though 😁

Nat West do take your student loan contributions into account for affordability (although not nursery fees, oddly enough) but they'll have seen this on your payslip - assuming you're employed PAYE? (They'll have asked your broker to provide your latest month's payslip if so). If you're self employed the student loan contributions will be noted at the bottom of your latest year's SA302 (which they'll also have asked your broker to provide).

They'll probably have noticed the credit card on your credit search already and deemed that it doesn't have an impact on your affordability.

Your broker should've asked you to send them your payslip and credit report before applying for approval in principle though. Really they should have noticed both the student loan and credit card and queried these with you. Unless of course your broker noticed both of these, factored them into the affordability calculator and found they didn't make a difference to your ability to borrow the £40k (which is entirely possible) then they might not have thought to mention it to you.

In your shoes, I'd drop an email to your broker (or phone them on Monday) and just double-check they included the details on the application form they submitted to Nat West.

I have £160,000 deposit Ginochoc. I separated from H 3 years ago and he has said I and the children can have proceeds from one of his investment properties (he still lives in family home while we've been renting).
I have sent them my payslips and statements. I think it just says 0 by SL contributions. (council payslips).
I have not been paying back my student loan as I am not earning enough through my income so there won't be anything coming out for it.
Thanks awasp.

I think the broker sent them straight through, He's not said anything about any of the documents apart from he had everything he needed. I know it has already been submitted.

If you're not making any SL contributions, they don't need to know about it then. They only take SL contributions into account - not the balance of the loan, iyswim. I'd still let them know about the credit card though - the likelihood is they've already found it, but if they haven't already found it and it subsequently comes to light they could (it's a very slight "could") withdraw the offer later on down the line.
