@jgm how many viewings have you had? Has the EA chased them up for feedback?

@bonfireheart we went for the 1% plus vat local knowledge one. We've had around 8 viewings (more in the first week then averaging around 1 per week), but we're not a ftb house and anything other than those seem to be slow at selling around here right now. I think if your house will sell itself then online agents are great (although I don't know how they are with the process after getting the sale). One thing ours have been good at is finding out as much as possible about the viewers and chasing for feedback after. I keep an eye on our 'competitors' and none of them seem to be selling at the moment either so I don't think its the agent's fault.

@bonfireheart we chose the one which has the greatest experience and portfolio in our area.

If we thought about it a bit more, we should've just done it ourselves with purple bricks because it would have sold either way, but we didn't know that at the time.

My house is ideal for FTB, they can move straight in with no work required. But also because it has a huge garden it's got great potential for someone to extend and create a great family home. It's a popular street to buy houses on and I'm comfortable doing viewings myself. Part of me thinks to go with the £595 and worst case scenario I lose the £595 and go back with my tail between my legs to the high street Agent!
