Why no viewings?

So my house went on the market last April and I got a buyer within 2 weeks and was the 2nd viewer. Sale fell through after 14 weeks so it went back on again. Had a fairly steady stream of viewings, had an offer in the September which I declined then accepted an offer in December. This fell through after a week when the buyers realised they couldn't afford it.
I had an offer a couple of weeks ago but the guy is messing me around and not sure he can actually afford it (separate thread on this)
I've now not had a viewing in 6 weeks and I;m really worried. There is a new phase of my development currently under construction which I'm sure will be causing me problems but the houses are much smaller and more expensive. Anyway, here is a link and would be interested in people's thoughts:

By the way, I have reduced the price recently but still nothing.

Not much to add about the house itself - I really like the inside and think the photos are good enough to entice viewings. I'm not a fan of the outside of the house but that's just personal taste.

I wouldn't say that you are separating. A lot of people told me not to buy a house from a couple splitting up as problems with the separation (going to court, getting back together etc) could delay things or even make the chain fall through.

I like it and sounds reasonably priced.

Next offer you accept ask for proof of funds and/or AIP or mortgage offer. Far too many people put offers in and can't get the finance afterwards. It might be that they've seen yours on a while and sold/back on market and think there may be an issue with it but there's not!

Re-list, new agent, new pics and new descriptions. Good luck!

@numptynuts I've always had an approval in principle from the agent on offers. Unfortunately it doesn't guarantee the buyer has the deposit required, which is what happened with the last sale......

I love your house a new build that has had a bit of thought put into it. Don't often see new builds like yours near here. I'd be interested if it were closer .

Can't be any help with the advert , we have always bought do uppers so dressing houses isn't something I've looked at.

Good luck.

How surprising. Not sure what I'm missing, but I think yours is much nicer (and considerably larger) than the show home which sold for more. I wonder how much the purchasor of that managed to get on the asking price. Will be interesting once the 'sold prices' are made available.
One point, it wouldn't put me off, but maybe others - I suspect the room measurements of the "Play Room" are wrong? I can't believe the 1.5m measurement is correct, surely it should be closer to 3.2m?

notagain2018 · 12/06/2018 09:32

@parkview094 the ex showhome is still up for sale:

I will check the room sizes of the playroom, others have mentioned this too! thanks

I’m upset by the photoshopped sky on the show home!

I think the difference is the decor, and the pictures.

notagain2018 · 12/06/2018 22:29

@SimonBridges yeah why do they do that?

Accepted an offer on the house today. The guy who was messing me around has finally made a decision. Thank god as I've still not had a viewing in months now. Even after moving the double bed and dressing the main bedroom. Fingers crossed it all goes through.
