Normal to wait over a week to hear back on a house offer?

Hi,

Just posting to see whether this is normal or anyone else's experience. We made an offer on a house just over a week ago and still not had a yay or nay from the vendor. Apparently they are 'considering' it, according to EA on weds. How long do we wait? I don't want to push and p anyone off but I want to know. I'm not overly impatient but half excited that it's not been rejected outright but living on tenterhooks!! Do you reckon this is a good or bad sign?

We had this, they are basically holding out to see if they can use your offer to lever higher offers but want you to either raise or have as a back up. After a week and a half we gave in and raised but normally I would walk in this situation. Other two times heard back instantly when accepted and even when rejected. I would find other houses as back ups.

It's annoying, isn't it? I think a response within 48 hours is acceptable personally. Any longer is a red flag for me. It's very foolish of them to take so long as keeping you waiting makes it more likely you'll start looking elsewhere. We did this recently after getting mucked about (we waited nearly 2 weeks for a response on a first offer) and ended up buying the house we saw in the meantime! The original one is still on the market...

They could also be hanging on for more viewings before responding too.

I'd book a viewing of another property from the same EA they are selling with. Might give them a nudge!

Hadn't thought of that but that might rxplsin it. It's so frustrating! We might raise if they gave us some feedback but the stand off is so odd. Background, the house has been on for over a year with no offers.

Good idea spongebob to make other bookings with same EA. We are still looking at other houses but nothing through that EA. I hate playing games but maybe we need to here. It's all so heart in mouth! We've rented for a few years having owned previously. The buying side is so much more random.

We had the same - well feedback was full asking price to take it off market or would keep it on and that there were other offers but also not at full asking price. Again on market since last August (possibly with some time off and a price reduction). We went at full asking price in end so guess their game work but very annoying and if we hadn't all be totally in love and no obvious alternatives would have walked. Took them 1.5 days to accept a full asking price offer. Sale appears to be going through fine though and the amounts involved are very little compared to what we've made on property but all very strange.

We made an offer on a Saturday morning and heard back on the Wednesday ( it was over the bank holiday) I can full understand your levels of stress I was so anxious all weekend.

Did you make a verbal or verbal and written? We did verbal and written and the vendor said it helped when looking at ours compared with the other offers that were verbal......we are at contract stage now Smile

What does the EA say?

By that I mean have you contacted the EA ? We did and they were very helpful saying they would chase and see what the Vendor needed to be able to make a decision. It maybe that he will be swayed by more info about your buying position etc

We have just waited 8 days to see if our full asking price offer was accepted... they were waiting for a better offer and they got it! Never mind. I agree book a few viewings with the same EA xx

Thanks everyone. We have contacted the EA. Part of the issue is the property is owned by an offshore company so I think that explains some of it. I imagine the offer will go to a middle man and then that will have to be approved or rejected by the powers that be. Good to hear that some of you who waited ages to hear back had a good outcome. I'd just never heard of this before, usually it's been a day or two. Going to find some others with the EA to look at, even though our heart is set on the house we offered on. Fingers crossed!

We've done a verbal and written offer too so hopefully they have everything they need. I will let you know what happens. Have to say I'm intrigued by this house being owned by an offshore company, sounds very bizarre. Presumably some sort of tax trick.

Good luck getting it - once person on my thread had waited 3 weeks then got it so does happen though painful.
