House for sale but only 2 viewings so far

Good evening MNers!

My house has been for sale since Mid-April but very few viewings on it. I know it's not perfect (very small garden, no parking and opens straight onto the road at the front) but is there anything else I can do to it to encourage viewings etc.

I don't really want to drop the price much more - it seems to be about right for the area and other similar properties.

Thoughts appreciated though!

Jeez yes - no declittering!

The kitchen is actually much better than it appeared at first glance. It needs painting and a bit of accent to look much better. The beams and yellow are awful. It needs a muted colour where the white paint is. You can buy a nice spotty pieceof tablecloth for under a tenner on ebay. The photo needs retaking - it's awful. I would add a chair in the front room. Would it be worth putting an electric log burner style fire in the fireplace? I know you just papered your bedroom, but it's not good, sorry.

There are definitely ways in which you could optimise the presentation but I’m sure that’s not what the issue is. It’s the price for sure, certainly if that’s what 2 beds are going for. It’s not really a 2 bed, it’s a 1 bed with a handy extra loft room.

I’m pretty sure that the whole house is better than it appears at first glance. The problem is that people on RM will very often only give it a glance. So you do need to have the best photos you can.

There will be things that you can’t change (layout etc) that limit who would be interested. And it may also be that people think it’s overpriced.

I would say it’s the price as well because just considering the other properties around, it’s looks a bit overpriced.

Also it might not appeal to someone who has young kids like me and want their bedroom on the same floor but this is not something you can change but you’ll find a buyer if priced right

We have been looking at properties in Dorset and Somerset and are in the process of buying on the edge of Yeovil. I looked at lots of properties like yours online so this is what jumps out at me
Photo2 the wall behind the sofa looks so blank and open could you put a picture/print of a reasonable size up there ?
Photo 3 it talks in the blurb that the focal point of the room is the fireplace however in this photo it looks like the focal point of the room is the front door. Can you move the furniture around to make it look more homely
Photo4 the pipes by the boiler need either boxing in or painting to match a colour other than the bright yellow it currently is. Also the wall above the table looks huge and blank add a clock maybe ? Also straighten the table cloth or trim it so it looks tidy on the table
Photo5 looks fine
Photo6 could the exercise item be moved out of sight as it screams the house is small and it has to sit beside the bed. Also a few cushions to soften up the bed and "Dress" the room
Lastly photo 10 try and get the shed painted and some plants in pots and a cheap patio set to give a feel that you have a usable outdoor area
Have a look at the photos of other similar priced houses in Wiltshire and Somerset and see how they are presented for ideas

Do the attic rooms meet the building regulations regarding a sealed access route for an escape during fire as if the don't it can't be sold as a 2 bedroom. This must be addressed as it could cause all sorts of problems when it comes to searches and a prospective buyer finds it's actually legal only a one bedroom house with a hobby room in the loft.
The price doesn't seem unrealistic from the prices we've been looking at the last few months.
It might also be worth mentioning where people can park even if it's round the corner etc

Ok, simple “quick” fixes:

Put the sofa on an angle, looking towards the tv. I know that sounds odd but I think it’ll make it look more homely, especially as the front door opens into that room.
Reposition the throw if you can.
De clutter the shelves. I moved all clutter from room to room for photos.
Can you remove the extra bit of carpet by the fireplace? Replace with a rug if needed?

Kitchen:
Leave the beams but can you use a more pastel yellow on the walls? Vase of bright yellow and white flowers on the table & maybe a new table cloth?
Bed linen in the main bedroom - I’d honestly go white with a couple of red & grey scatter cushions, have a look in Matalan. Can you replace the light with a plain lampshade? The light is currently what my eye is drawn to.
De clutter the attic room for photos, you need to show off the space.
The garden: bistro table & chairs. Either put more flowers in pots out or remove the pot which is there. Can you paint the fence?

The only other thing is it’ll be down to price I’m afraid. The house linked to above (£111k) not only had a bigger garden, it is also a bigger house according to the floor plan - and by 24sqm, which is quite a lot.

Good luck, house selling is very stressful!

I really like it but without reading any of the other comments, immediately thought that the kitchen would look lovely painted sage green. I dislike yellow anyway (just my personal taste) but sage green would set off the beams really well.

I agree with previous posters without a door and a safe escape route the noise doesn't meet building regs for a 2 bed so no way would I go near.

Honestly you can fiddle around with pictures, rugs and throws all you want but it just seems to be overpriced. That one that sold for £111k is going to hurt your price unfortunately. Buyers will be asking how could values have jumped up in your street so much since a year ago?

It's priced as a 2 bed, but is a one bed with useable loft space that you can choose to sleep in if you're not too bothered about fire safety. There is no way on earth that most parents would be prepared to let their child sleep one floor up with no fire door or fire escape. That's not a compliant loft conversion. I'm surprised its legal to market it as a 2 bed tbh.

If you want to sell, look at the going rate for large one bedroom properties, and price in line with them.

I know Wellington and I would guess price is too high (there are/were 2 bed newbuilds with parking in Tonedale for not very much more), presentation, and lack of parking/no on street parking.

Definitely paint the kitchen and the main bedroom. Is the fireplace still live, can you install a log burner?

I would also astro turf the garden to make it more family friendly. It doesn't need to be a high end quality

Can you take it off the market and apply the ideas here?
